Great accommodation, the place was well stocked with essentials, linens, etc. Nice comfortable layout with lots of space! Had a lovely stay, thank you.
I needed solitude and this hit the mark! Far from town (the road is rough so it takes 30 slow minutes to get to the house) and with a nice river entrance, I got my solitude.
great area and place for us to stay , The hostess Kim is always very helpful and always able to communicate with her .

Peace and Tranquility
We simply could not have asked for a better vacation. The home was warm and cozy, the location was beautiful and Kim was so gracious and helpful. We will definitely come back.
The cabin was fabulous! While a little far out from town, the remoteness was exactly what we were looking for. The layout of the cabin worked well for our party of five and the cabin was nice and clean upon arrival. The hosts were always quick to respond to questions and concerns. Overall, it was a great experience and we will be back!
This house was absolutely amazing and exactly what we wanted. It is perfect if you are looking for an escape from the city-- its about a 20 minute drive down a dirt road to the property that's guaranteed to show you all of colorados wildlife (prairie dogs, chipmonks, mule deer, turkey, and a bear were all seen in our stay)! The property itself has a long drive that our boys obsessed over riding their strider bikes down with perfect inclines to go fast but not get hurt. the trail down to the river was short enough to do in 2 minutes but far enough/tucked in the woods enough (bear country) that we always stayed together and never went alone. To be honest that river bend is like a tiny slice of heaven. No one around makes the only sounds that of the flowing river that we played in all day. The house is perfect- simple but has all the necessities and a cute mountian/lodge decor theme. The temps in the house were perfect, wifi and electronics worked perfectly. It was exactly what we hoped for with our little colorado vacation.

Awesome property!
My husband, our two teenage sons & I had a wonderful time at this place. The house was perfect. Plenty of space for everyone to relax, and a great living area for us to hangout together. The house had everything we needed. Every detail was thought of & provided. The river was a 2-3 minute walk from the front door. It was so pretty & peaceful at the river. We spent every morning & evening fishing. The property was 30 minutes from town, but that was not a problem. We went in to Pagosa Springs a couple of times and had fun there, but we were happy to get back our private spot on the river. We are already planning our trip for next year!

Way Over Priced
This property is WAY over priced. Where to start? The inaccurate listing (has only two queen beds, does not have any twin beds) and the pictures are from 5+ years ago. The images of the river do not seem to even be from the property, but from the side of the road just past the property. There was broken furniture left in the yard, dishes that have to be cleaned before you use them, no hand soap at the kitchen sink, the torn up bench that greets you at the door, the wall anchors hanging out of the wall, empty and broken frames or the overgrown property in general with trees growing into the "deck". I am glad we did not have horses as the pen area was overgrown. If you want to sit outside and enjoy the weather, I suggest you bring your own camp or outdoor chairs as there is not much to sit on. We were traveling with our two kids and the listed and pictured twin beds would have been nice to have. There are portable AC units that have buckets for the condensation, we stayed there for 4 nights and I had to empty 2 of them. Not a big deal, but for the cost per night, I would not expect to have to do that. Property in general needs some up keep. Property manager was timely in her responses but I was constantly met with " there is nothing I can do, that is the owner's choice"...I recommend you look elsewhere unless they drastically reduce the price. The saying "you get what you pay for" does not apply here, it is the opposite.
We absolutely loved this place.. truly a unique gem.. loved the solitude, loved just sitting by the river and overall the place is very very nice.. I will caution anyone that goes there that you will be driving on a county road (dirt) that is , in our opinion terribly maintained..I completely understand that this is not the issue of the homeowners however knowing what we know now about the terribly maintained road, we would have stayed somewhere else…
We enjoyed the property immensely. It was clean and stocked with all essentials. It is a remote property but the privacy made it very enjoyable for us. We will stay there again.

Our stay at the River House was absolutely great. I was so relaxed in this awesome setting. The house was very comfortable. Walking the short distance to the beautiful river, and sitting next to the water with my feet in the cool water was so enjoyable. It all was a wonderful experience. Thank you for sharing your home. We will definitely return.
The 25 minute drive to Pagosa Springs town was getting to be a chore after awhile. Also, our dog, our shoes & our jeans were full of spears from spear grass everywhere! Even had to take our dog to a vet due to infected paw due to the spears. Some of us fished every day, but no fish even seen let alone caught. Cabin was very nice, comfortable. Beds comfortable. Kitchen nice.
We had such an enjoyable stay at the river house. It was just what we had expected. Check-in and check-out couldn’t have been easier. The setting is beautiful and the home clean and well-furnished. We would recommend this place to anyone looking for a restful few days, but within reach of so much to do.

Secluded.... But not too remote.... 20 minutes to Pagosa Springs on a well maintained county road. House has everything....nice, but warm... River just 100 yards away... Kim very helpful and easy going... Definitely worth a trip back.

Property was great - clean, cozy, peaceful, and private.
We had a great time. The spacious property was great for a private, relaxing retreat. Cabin was comfortable and outfitted nicely. Access to the river is a two minute walk. Very peaceful setting! River was a bit low to present good fishing (mid-August), but that was just a function of Mother Nature having given us a dry summer this year. Saw lots of wild life, including several deer. All in all, we really enjoyed our stay and would come back.

Peaceful!
We enjoyed our stay very much! We enjoyed the seclusion and peace and quiet. The drive to town was pretty! Our kids enjoyed floating the river and fishing!!
