Respect for Neighbors & Noise Policy

This property is located in a residential neighborhood. Please be respectful of our neighbors at all times.

* Outdoor noise must remain below 50 decibels at all times and below 50 decibels after 9:00 PM, in accordance with local regulations.
* We maintain a strict zero-tolerance noise policy, especially after 9:00 PM.
* No outdoor gatherings, congregating, or excessive noise after 9:00 PM.
* If police, security, or local authorities are dispatched due to guest behavior, a $1,000 fine will be charged and the reservation may be terminated immediately without refund.
* Excessive noise violations may result in immediate cancellation of the reservation without refund.
* No refunds will be issued for violations of house rules that result in reservation cancellation.

Occupancy & Parties

To comply with local regulations and maintain good standing in the neighborhood:

* No parties or events.
* No more than the number of guests listed on the reservation may be on the property at any time unless approved in advance.
* Unauthorized guests may result in additional charges and/or immediate cancellation without refund.
* No limousines, party buses, charter buses, or similar large vehicles may be parked at or in front of the property.
* Groups may not gather in front of the home in a manner that creates disturbances or gives the appearance of an unauthorized event.

Property Care

Please help us keep the home in excellent condition for all guests.

* Do not sit on indoor or outdoor furniture while wet.
* Do not sit, stand, or climb on tables, countertops, sinks, or other fixtures.
* Please leave the property in reasonable condition upon departure. Excessive cleaning requirements may result in additional cleaning charges.
* Guests are responsible for any damage caused during their stay beyond normal wear and tear.
* Only toilet paper may be flushed. Guests are responsible for any plumbing repairs caused by improper use.

Furniture & Property Setup

* Please do not move indoor furniture outdoors.
* Furniture, mattresses, décor, televisions, and other household items may not be moved between rooms without prior approval.
* Any labor required to return furniture or household items to their original locations will be charged at $75 per hour, with a one-hour minimum.
* Guests are responsible for any damage caused by moving furniture or other property items.

Smoking Policy

* Smoking, vaping, or the use of any tobacco, cannabis, or similar products inside the home is strictly prohibited.
* Violation of this policy will result in a minimum $500 smoking fee, plus any additional remediation costs if necessary.

Security Devices

* The property is equipped with exterior security cameras and noise monitoring devices.
* Tampering with, disabling, covering, disconnecting, or interfering with any security camera or noise monitoring device will result in a $250 fee per device, per occurrence, and may result in immediate cancellation without refund.

HVAC

* Please do not set thermostats below 70°F.
* Setting temperatures below this threshold may cause the HVAC system to freeze, resulting in service calls, damage, and guest liability for associated costs.

Check-In & Check-Out

* Check-in and check-out times must be observed unless prior arrangements have been approved in writing.
* Unauthorized late check-outs will result in a $150 fee.
* If availability permits, we are often happy to accommodate approved late check-outs. Please inquire in advance.

Events, Filming & Commercial Use

* Parties, events, receptions, gatherings, commercial activities, professional photography, video production, filming, content creation, or any business-related use of the property are prohibited without prior written approval from management.
* Unauthorized events or commercial use may result in additional fees, immediate cancellation of the reservation without refund, and liability for any resulting damages or disturbances.

Assumption of Risk

* By using the pool, game room equipment, or any other recreational amenities provided at the property, guests assume all risks associated with their use.
* Guests agree that the property owner and management are not responsible for injuries, accidents, losses, damages, or theft arising from the use of the property or its amenities.
* Parents and guardians are solely responsible for supervising minors at all times.
* Use of the pool is at your own risk. No lifeguard is on duty.
