    · Our condo is in a secure building, and you’ll need to pick up a fob and key from a nearby store just a 1-minute walk away to access the building. Please note that the building doors lock at 5:00 PM, so the fob is required for entry after this time. The store closes at 9:00 PM, so check-ins after 9:00 PM cannot be accommodated.

Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.

    · Whether you want to unwind by the gas fireplace, stream Netflix, cook dinner in your fully stocked kitchen, step onto the balcony for an evening drink, or walk out the door to explore everything downtown Edmonton has to offer — these units have everything you need.     You'll have full and exclusive access to both condo units throughout your stay — no shared spaces within either unit. Each unit is completely separate, located on different floors, each with its own private entrance — perfect for larger groups who want to stay together while enjoying privacy. Everything pictured in each unit, including the gas fireplace, private balcony, in-suite laundry, and fully stocked kitchen, is yours to enjoy. Self check-in is available via secure keypad. 2 secure underground parking stalls are included (1 per unit), plus visitor parking at the back of the building for 2 additional vehicles (one per unit) — registration through an application is required. Please note: if arriving after 5:00 PM, building access fob and key must be picked up from Pi-Mart Convenience Store (closes at 9:00 PM) — please plan your arrival accordingly.

    ‣ Damage Protection
    Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program.

    ‣ Rental agreement
    A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released.

    EARLY CHECK-IN / LATE CHECK-OUT
    · We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!

    LOST ITEMS
    · We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.

    MAIL & PACKAGES
    · Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.

    MAINTENANCE & REPAIRS
    · We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.

    ADDITIONAL GUEST FEE
    · There is a small nightly fee for each guest beyond 4. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 4 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
    · All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.

    CANCELLATIONS
    ‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.

    GUEST SCREENING
    · Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.

    EXTERIOR CAMERAS
    · Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.

    LIABILITY, VIOLATIONS & LEGAL NOTES
    ‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Turn off the lights, lock the doors and return the keys
- Turn off the indoor fireplace - Turn off TV and place TV remotes back where they belong. - Close any windows (if opened), and lock the entrance doors.
- If BBQ is not cleaned after use, our team charges $50 additional fee - Please leave the keys and fob on the key hook by the front entry. Missing keys or fob will incur a $150 replacement fee.
If you brought a pet, please clean up any droppings before checkout. Additional cleaning fees may apply if any are left behind.
Failure to complete these may result in a negative review from the host.
