“Perfect for my overnighter in Inverness”
Got a really friendly welcome, room perfectly suited to my purposes. Decor a little tired. Good Scottish breakfast. Location excellent for a stroll down town.

When we got to Kinkell House we were greeted by the owner who was lovely and made us feel wecome,we really had a good nites sleep and in the morning our breakfast was made on time and it was lovely.I would stay there again and would recommend it to every one
“A Qualified Thumbs Up”
While Clare and the family were wonderful hosts, we found the room quite small and furnished in a very austere fashion for the price. However, we were quite grateful to have a room at all as a surprising number of rooms in Scotland do not allow children and we were booking only about 3 weeks ahead of travel. My wife & I were traveling with our 8 y.o. daughter. The 4 single beds in this room which was about 18 feet square, didn't leave a lot of room for our 3 suitcases and the other trappings of travel. It was quite clean and well kept. While the room did have a sink, the bathroom and tub/shower were down the hallway, but were private (for our room only). I never did figure out how to work the shower, so I took a real bath for the 1st time in about - oh, 20 years or so I guess...sounds terrible doesn't it? Breakfasts were wonderful - a full breakfast with eggs, toast, black pudding if you like, etc. It was a great staging location for our itinerary to Drumnadrochit & Loch Ness - a 30 minute drive down the way from the hotel and parking for our rental car was free.
“Kinkell Inverness”
Kept up house. Walking distance into town. The description of the property is a bit misleading regarding garden, waterfall and outdoor sitting area. Referred to items are in a corner of the parking lot and there is no view to speak of.
“Basic but comfortable”
Kinkell House is situated less than 10 minute walk into town. Found the room to be clean and comfortable if a little basic. The sink was in the bedroom with the only mirror in the room above it and no table alongside for putting make-up on so it was all crammed onto the bedside table. The kettle etc was on a basic folding table with glass mugs. The fan in the bathroom was very noisy. Nothing really wrong with the room though, just nit-picking. Breakfast was excellent - freshly cooked to order (chosen the night before). Would recommend.

“Small room in Inverness”
It's a classical B&B. Our room was very small - we realized one morning that it was much smaller than others. Not really large enough for two people and two suitcases. You would not want to spend any extra time in the room but you could use the breakfast room. Overall overpriced for what we received but OK.
“Not the cleanest place I've ever stayed!”
Although we arrived mid-afternoon, no-one was there to greet us and a note on the door told us it would be 5pm before the proprietor returned - they were "collecting guests". We had to wait outside for 45 mins in light drizzle and although the owners were apologetic, they said sometimes they just have to go out and 'that's life'! We found out later that they weren't picking up guests at all, the husband had been out to lunch and the wife had gone to collect him, leaving no-one back at the guest house, even though it was known that guests were due to arrive. Although creaky (as was the bed), the room was okay - just - in terms of decor and comfort but the shower cubicle was VERY small and the same clump of fluff/hair remained at the base of the towel rail throughout our stay. I also had to clean out the drawers before I could put anything in them. And goodness knows why breakfast is served on such ridiculously small plates - there is no problem with the amount of food so there is no need to try and make it look more.
“Expired sweetner tablets from 2006!!!”
The hotel has great characteristics, the decoration and style is very interesting, not eveyone's cup of tea, but I certainly liked it. We had a room for four, the floor was bowl shape so the beds were all slanted inwards and some drawers won't even close, that is how slanted the floor is. The room was very cold at night since there was only one radiator in the corner of the fairly big room. The private toilet and shower is outside the room, which is not a huge problem, but the worst thing is that it has the worst shower in the world.. I would have washed my hair better in a drizzle. The breakfast was okay, however do watch out for the condiments, as most of the jam expired late last year 2011, and some expired early this year. The most criminal thing was the sweetner tablets for tea!!!! They expired in 2006!!!!! The lady that runs the hotel is very nice, but they really really need to sort out their expired food!
