"Excellent location adjacent to the Newport Beach Pier. Continental breakfast was decent. Lost power (but so did the entire few blocks on Wednesday) --not their fault. B&B has an elevator but also a bunch of small stairs. Location is quite noisy with nearby bars and the early morning Street Sweeping. Easy walk to the beach. Need to invest in some more beach chairs for their guests. Hotel has off street park which is available for $30 a night. Lots of local eateries very close by. Will be back"
