The Space:
Set across two separate dwellings, Pah Road Estate offers flexibility, privacy, and space for extended families or two groups travelling together. Both homes face north, capturing wide views across Onetangi Beach and the sparkling water stretching to the horizon.
The main residence is anchored by two expansive living areas. The primary lounge opens completely to the coastline, with an open fireplace, deep sofas, and soft armchairs creating a relaxed, inviting atmosphere. It’s a room made for settling in with a book, watching the light shift across the water, or gathering together at the end of the day.
The master suite sits privately at one end of the house, enjoying uninterrupted views and morning sun. Its ensuite bathroom features a claw-foot bath, an open shower, and the sense of being tucked away in a retreat of your own. At the opposite end of the home, two additional double bedrooms enjoy the same sweeping outlook, while a fourth bedroom with bunk beds looks out to the garden. A spacious main bathroom with a double shower serves this wing and makes group stays easy.
North-facing patios stretch along the front of the home, perfect for long lunches or lazy afternoons. Butterfly chairs and outdoor lounging create a natural extension of the living room, all set against the backdrop of Onetangi Bay.
The secondary home sits nearby and offers its own self-contained layout. It includes three double bedrooms, two full bathrooms, and a modern open-plan living and dining area. Large sliding doors open this entire space to the outdoors, allowing sunlight and fresh air to flow through the home. New furnishings and carefully considered details add comfort and warmth throughout.

Guests have exclusive access to both houses, the surrounding lawns, outdoor terraces, and all entertaining areas. Each home is fully self-contained, offering comfortable shared spaces as well as private retreats for quiet moments throughout your stay.
The Neighborhood:
Pah Road Estate sits above the long curve of Onetangi Beach, one of Waiheke’s most loved swimming spots and the home of some of the island’s best beachfront dining. From the property, it’s an easy walk down the neighbouring track to the sand, where you’ll find relaxed cafés, calm swimming, and long stretches of open coastline perfect for morning walks.
The estate is also close to award-winning vineyards including Three Seven Two, Ki Māha, Obsidian, Casita Miro, and Tantalus, giving you exceptional options for long lunches, wine tasting, and lazy afternoons in the vines. HEKE Brewery & Distillery is within easy reach too, a local favourite for wood-fired food, cocktails, and craft beer in a spacious garden setting.
Onetangi’s shops, bus stops, coastal walking tracks, and scenic lookouts are all nearby, making the location ideal for those wanting privacy while staying close to great food, beaches, and the island’s celebrated wine destinations.
Getting Around:
Waiheke Island is 20km long, and most of what guests want to see sits within the first 10km, including Pah Road Estate. The property is well located for reaching beaches, vineyards, and restaurants, with easy parking on site for those bringing a car.
Taxis and rideshare services operate island-wide, though they can be limited at peak times. Regular bus services run along the main routes and stop close to the bottom of Onetangi Road, making it simple to get to Oneroa Village, the ferry terminal, and other key highlights. For guests exploring wineries, coastal walkways, or heading into the village for dinner, driving or pre-booked transport is recommended due to the estate’s elevated and private setting.

The estate runs on rainwater tanks, so mindful water use is important throughout your stay. Waiheke Island relies heavily on tank systems, and being conscious of showers, laundry, and outdoor use helps support the home’s sustainability and ensures consistent supply during drier months.
Both houses at Pah Road Estate are fully self-contained and sit on a private elevated section. The properties are connected by shared outdoor areas and expansive lawns, giving large groups the space to spread out while still holidaying together.
