Location great Bar never open

The Roseate was a beautiful property and the staff were excellent. We felt welcome as soon as we arrived and had no issues with parking, baggage or settling in. The location was adjacent to bus services into Edinburgh city centre and within walking distance to train services, convenience stores and cafes / pubs etc. We would thoroughly recommend a stay at the Roseate if you are headed to Edinburgh

I recently stayed at this hotel, and it was an incredible experience! The staff went above and beyond to make my stay comfortable and enjoyable—truly some of the most welcoming and attentive people I’ve ever encountered. Special shoutout to Jules (true Aussie), who absolutely rocks and made everything even better with her friendly and professional demeanor. The breakfast was outstanding, with a wide variety of delicious options that catered to every taste. It was the perfect way to start each...

Great spot a little out of the main area but lovely nonetheless! We were on the top floor so be aware without a lift it is quite the effort to get luggage up the stairs. Breakfast was lovely and all the staff were friendly

Excellent hotel room, located very close to the central bus station, which was important to us. Front desk staff were friendly and looked after our luggage for a few hours too.

The room and the bathroom were a good size. The room was very clean and the bed very comfortable. The location was great. We would definitely stay there again.

Nice room, Nice staff and fairly quiet.

Big rooms as they are apartments. Close to everything including train and the main street. Only negative was noise from train station and road works at night.

Our favourite hotel in Edinburgh, with brilliant service, room, food and drinks. Attention to detail is faultless and we are always made to feel at home. Beautiful artworks adorn every wall and room decor is comfortable and stylish.

This hotel was excellent! The staff were professional and friendly. I stayed twice! I was able to leave my luggage. When I returned they had given me the same room I previously had and my luggage was already in the room. I was only able to make breakfast once but it was very good! I would definitely book this hotel again!

My sister and I stayed for one night on our way through Scotland and we're very impressed with Prestonfield House from the moment our taxi stopped. The staff were attentive and very helpful. We were booking in late following a tour and the staff ensures our luggage was swiftly taken to our room and our dinner reservation held while we freshened up. We stayed in Room 1, the red room - absolutely magnificent! The heated bathroom floor was an unexpected luxury for us Australians! So was the...

Nice quiet area easily accessible to the city by bus and tram. Great hotel

Pleasing in every regard. This hotel is a masterpiece of architecture, design, and hospitality
