The Roseate was a beautiful property and the staff were excellent. We felt welcome as soon as we arrived and had no issues with parking, baggage or settling in. The location was adjacent to bus services into Edinburgh city centre and within walking distance to train services, convenience stores and cafes / pubs etc. We would thoroughly recommend a stay at the Roseate if you are headed to Edinburgh

Great spot a little out of the main area but lovely nonetheless! We were on the top floor so be aware without a lift it is quite the effort to get luggage up the stairs. Breakfast was lovely and all the staff were friendly

The room and the bathroom were a good size. The room was very clean and the bed very comfortable. The location was great. We would definitely stay there again.

Excellent hotel room, located very close to the central bus station, which was important to us. Front desk staff were friendly and looked after our luggage for a few hours too.

Nice room, Nice staff and fairly quiet.

Our favourite hotel in Edinburgh, with brilliant service, room, food and drinks. Attention to detail is faultless and we are always made to feel at home. Beautiful artworks adorn every wall and room decor is comfortable and stylish.

Big rooms as they are apartments. Close to everything including train and the main street. Only negative was noise from train station and road works at night.

This hotel was excellent! The staff were professional and friendly. I stayed twice! I was able to leave my luggage. When I returned they had given me the same room I previously had and my luggage was already in the room. I was only able to make breakfast once but it was very good! I would definitely book this hotel again!

My sister and I stayed for one night on our way through Scotland and we're very impressed with Prestonfield House from the moment our taxi stopped. The staff were attentive and very helpful.
