We had a great last minute stay for two nights! We booked it because we could leave our luggage and explore before check in. Great location between Trevi and Spanish Steps… all walkable. 20 min walk from Termini but we Uber’d the return trip to save time. Breakfast was great! Would stay again!

I was skeptical about the property after reading some negative reviews; however it proofs it wrong. It only takes less than 5 minutes walk to take keys and the area is safe, quiet and inconvenient. 20 minutes walk from Roma Termini and Fountain Trevi and Spanish Step are only 10 minutes walk. The breakfast is simple and the staff is friendly. The room is clean and functional. Only thing I don’t like is you need the key to lock and unlock the room.

It is a bed and breakfast. There is no elevator so make sure you can climb stairs. I was on the third floor, so after a long day of touring and walking, the stairs were a little uncomfortable. Room was spacious and bathroom was large. I am on the larger side so the shower was interesting. The breakfast was standard but very filling. Location was great. 20 min walk to Termini station, less than 10 minutes to Trevi fountain. Plenty of places to eat around and stores to shop. I would stay again. Makes you feel like you actually live in an apartment in Rome.

This place is all about, location, location, location which is great. The property & the room were very ordinary for the price. Tiny room & smelly bathroom. Checkin after hours is complicated because you need to go to a different property to collect keys & there’s no personal contact. Having said that the staff we met during the day were all very nice. I would look for somewhere else to stay next time I’m in Rome.
We didnt realize we had to check in soneplace else but once we were in it was fine. No elevator. Breakfast was simple but good, as was the room. Beds were very comfortable and there were plenty of towels. The best part, though, is the location. Minutes to Trevi Fountain and the Spanish Steps and the metro station to the Vatican. We were able to walk everywhere else and were so happy we chose it. The neighborhood was great and had lots of good and reasonable restaurants.

Don’t stay here - so many better options in Rome
Check in was annoying as the key had to be picked up from another location which wasn’t disclosed ahead of time. Breakfast was not good and took place literally right outside everyone’s rooms and woke everyone up early in the morning. Too many options in Rome to be staying at a place like this.

Budget hotel with tricky check in process
Budget hotel for families, convenient place, reasonable price including breakfast. Check in process is tricky because how to and where to see reception desk is not clear, especially in the case of evening check in.
Not so good. I would not recommend anyone to stay here for such a high price and facility below standard. Service was extremely poor. As a new person in town with family you might even panic when you see after arriving at the location that the office is at another location. For the price, well, let me give a perspective, CAD $556.67 a night + city tax, not worth it. It may worth between 200 to 250 $ CAD max.
I would not recommend this property to anyone based on my experience. Upon arrival, the check-in process was confusing and lacked organization. There was no staff available to properly greet guests or handle questions, which immediately raised concerns about safety and support. The keys were left unattended and the process did not feel secure. Once inside the room, the condition was far below expectations. The space was visibly unclean and there were roaches present, which made it extremely difficult to feel comfortable. The presence of pests is unacceptable in any lodging environment, as it creates both a sanitary and safety concern.
Beyond that, the general upkeep of the property appeared neglected. Surfaces were not properly cleaned, and there was no evidence of regular maintenance or care. When issues arose, there was no one on-site to provide assistance or resolution. A basic level of hospitality was missing throughout the stay. Travelers rely on properties listed through platforms like Expedia to meet minimum standards of cleanliness, security, and professionalism, and unfortunately, this property did not meet those standards in any way.
Overall, the combination of poor check-in procedures, lack of staff presence, unsanitary room conditions, and roach infestation made this stay extremely unpleasant. I hope this review helps future travelers make an informed decision, as I would strongly encourage considering alternative accommodations.
We, a family with three children, arrived at 9pm and called the number on the door eight times to get our key. No answer. We walked a 10 min walk to their other hotel that had a reception but there was nobody there. And we called and knocked. We tried their what’s app, email and even asked the neighboring restaurants but no luck. After two hours another guest came to our rescue. She managed to get hold of them by WhatsApp and they told us our key was upstairs on a table inside and provided us with a code. A code that was not provided in any confirmation whatsoever. Had we not met the lady we would have had to sleep on the street as we all the hotel rooms nearby was full. Absolutely appalling service. I would not recommend it to anybody.
YOU'VE BEEN WARNED!!! Do yourself a favor and steer clear away from this place. The entire stay was literal living hell and we couldn’t get out fast enough. There is no one there to check you in, just a paper note on the door to go to a different hotel a few blocks away that checks you in. Fun. The bathroom had mold all over the walls and especially in the corners of the shower and due to lack of cleaning the shower, my husband slipped and fell and hit his back and head. Being a bed and breakfast you will hear EVERYONE AND EVERYTHING starting at 5:45am so if you enjoy sleep this place is NOT for you. You walk up to the second floor for this hotel as the lower floor is a different hotel but I’m pretty sure they share the same breakfast quarters which is fine, however, the breakfast quarters butt right up to each and every room so no one is respectful or quiet in the morning. The air conditioner was rigged and broken and someone had stuffed a cup in it just to get the AC to blow. The TV didn’t work. All in all worst I’ve ever had and while close to the Spanish Steps and Trevi, please for the love of God go and stay literally ANYWHERE BUT HERE! Rome was incredible and we had the best time here but the bed and breakfast was awful. Ciao!
The hotel was very clean and offered good value for money. No reception in the building, but the sister hotel was close and swift. Room was a decent size and everything worked.
The buildıng ıs old which is the beauty of it as you will see that it is well kept. It ıs squeeky clean. The staff are all friendly. The time of check in is very flexible and for tourist that is very good as you have place to leave your stuff, get refreshed before hitting the road.
The location is very strategic, we just walk to Fontana de Trevı, then to the Spanısh Steps. We could just have walked around. I would want to stay in this hotel next time I come with my kids.
Péssimo! Não è um hotel! Está mais para um pensionato! Recepcionista super grosseiro! Um cliente na minha frente a janela do quarto estava quebrado ele com frio o recepcionista ofereceu uma fita gomada para ele consertar! Um absurdo!! Run away from this hotel! Nao fiquei... simplesmente as 10pm com minha família pegamos um táxi e fomos à procura de outro hotel... aquilo ali è um pulgueiro!
