"Can’t say enough positive things about this property. Everything went very well I was able to meet Cindy the hostess to leave my things at the property before check in and receive the parking voucher and check in codes early. So we parked the car and started our day early. It’s a 5 minute easy walk to town. I loved the rooftop deck the views were spectacular! It also had a beautiful patio area in the backyard garden We loved having our coffee and breakfast on the deck every morning. the breakfast was delicious and generous portions. Cindy was very accommodating. The kitchen had fresh fruit, juices, yogurt and home baked muffins and scones available. The room was perfect we had a king bed and it was comfortable. The on suite bathroom modern and clean. I will definitely be coming back on my next trip to Newport. It was a home away from home."

"Flawless experience! Everything was perfect. We had an absolutely wonderful stay at Forty 1 North. From the moment we arrived, everything was perfect. The service was impeccable, the atmosphere was beautiful, and the overall experience was outstanding. It is hands down the best place to stay in Newport, Rhode Island. Highly recommended!"

"Our family was there during July 4th. Hotel was fully booked but staff were nice and we had a smooth check in. Location is amazing, close to the action at the warf. You could watch the fireworks from the yard luckily. They say the pool was heated but was chilly to my standards. Hotel was clean but you could tell the property was dated. The HVAC was pretty noisy when it would come on at night. Overall good value for money."
