"For the price it’s great. Get a sea view room … it’s nicer to face that way even though to windows are small. If they changed the carpet in the rooms it would make a big difference."

"This was our second stay , this time for 2 nights. A warm friendly welcome at reception,quickly booked in and up too our room's. Good well appointed room , clean and comfy. Good food and service in the Martello bar. A great base for visiting Port Lympne animal park and exploring the local area with the added bonus of being a short walk to the seafront and Hythe Town centre."
Flackley Ash Country House Hotel

"Country house hotel set in beautiful grounds at Peasmarsh near Rye. We enjoyed our stay despite heavy rain. Cosy room looking out on lawn with bath, kettle (tea and coffee etc). Good WiFi. TV with Freeview. Very nice Pool, sauna and Jacuzzi. We did not eat at the hotel but did enjoy drinks in the comfortable bar. Ample parking. A hotel set in the country - good for exploring Rye, walking in the country and visiting Vineyards (Tillingham vineyard is close)"

"Great staff that could not do enough for us, newly decorated room very good restaurant (but very busy) breakfast is amazing but it you do have to be a bit patient but it is very much worth the wait. Parking is adequate but i would think if you turn up later in the evening you would struggle for space Our second stay there and would do it again"

"We stayed in one of the lodges. There were some maintenance issues. There were some broken tiles on one of the bathroom floors. It could have also been a little cleaner. But it was a good location for a wedding we attended. The breakfast was lovely and had a great selection. The staff were also very attentive."
