Kemptown Hotels, Brighton

"Had a really nice stay at Seaspray. The room was spacious, light and clean and the staff was helpful and friendly. If there is anything that I’d like to note it’s probably that you can hear everything that’s going on in the corridor outside. Was woken up quite a few times from other guests coming home very late at night. And also that the lamps from the corridor shone in at night from under the door whenever guests were going to their rooms. But that is a minor issue. I recommend both Seaspray and The Charm, since I’ve stayed in both!"

"We had a "luxury double room". This was reasonably big with a very nice ensuite bathroom. The over bath shower was particularly good with a powerful stream and hot water. In terms of downsides, the room was in the basement of the hotel so no view out of a window other than into a small quadrangle in the middle of the building. A quirk was that there was a door out of the bathroom into the quadrangle with a small table and 2 chairs so if anyone wanted they could sit there, although I'm not sure that anyone would want to. The soundproofing wasn't great so noises of people walking around above came through quite easily. Fortunately other guests weren't noisy so not too much of a problem. Also because of how the plumbing outflows worked we could hear the water coming from room above, like toilets flushing and shower outflows etc. We had a complementary breakfast one morning which was good with a nice choice of items and the option to ask for fresh poached or fried eggs. Free wifi easy to access. The location is good, in Kemp Town with Brighton City centre and seafront easily walkable within 10-25 minutes depending on intended destination. We walked from the hotel to the train station an about 20 minutes. OK to stay as long as you can put up with some noise from other guest rooms."

"Room was lovely and was plenty big enough for three adults in Brighton for a night out. Room was clean and check in was so easy as they emailed instructions and codes for entry. Close to seafront and 10 minute walk to the Brighton Centre. Only issue was we couldn’t get on to the wifi and we tried to call for assistance but didn’t get anywhere so we had no internet/signal whilst in the room. "

"Pleasant stay in a cosy room. Bed was super comfy and and staff were lovely and helpful. Shower pressure and temperature was devine! Location just outside the main town centre which is only 5-10min walk away and means it's a little quieter. Continental brekkie was tasty and filled us up for a day in town. Would stay again."

"Although the staff on the desk were lovely, the room was really dated. There were a lot of electrical issues, including non working lights as well as the main light hanging off the electrics and even though I paid for sea view and a balcony, the door was broken so I was unable to access it. The walls are very thin so you can hear everything. Although there was no noise from the nightclub next door, it sounded as though the occupants upstairs were rearranging their room until 2am. The hotel was fully booked so there were no alternate rooms available. I personally wouldn’t return. "

"This is not a hotel. It's unstaffed with access via a security code. The property is an old converted house probably and I wonder if it has Building Regs approval. The stairs are narrow and steep and the walls are thin. Whilst everything is well decorated this seemingly papers over the cracks of previous/ongoing maintenance issues. The windows could do with a clean too. The water pressure in the morning was so poor that we were unable to take a shower. And I believe only 2/7 rooms were occupied. The owner did engage promptly to my complaint but claimed that his maintenance contractor argued that the water pressure was fine. I have a video to show how poor/unusable it was. I was offered a 20% refund, which was a kind but inadequate gesture. I definitely can't recommend this "Hotel". And the "sea view" is stretching credibility too. It's a block away between two buildings...."
