Guest access
Guests have access to the entire house and all adjacent outdoor and entertainment amenities. Access to one of the two outdoor patios is via a narrow staircase, which may not be suitable for young children or guests with mobility limitations.
For your safety, we kindly request that guests do not venture beyond the fenced areas. If you choose to go beyond the fence, you do so at your own risk. Hazards include poison oak, tripping risks, and an unfenced creek that poses a drowning hazard. You may also encounter local wildlife, including deer, skunks, raccoons, and others.
We recommend exercising caution and staying aware of your surroundings to ensure a safe and enjoyable stay.
🔥 HOT TUB Guidelines – Please Read Carefully
The hot tub is for your enjoyment, but it’s also delicate and costly to maintain. To ensure a safe and clean experience for all guests:
✅ Cleanliness & Clothing
* Shower before entering
* Swimwear only — no cotton shirts, pajamas, or regular clothes
* No soaps, oils, or lotions of any kind
💸 Improper use = $90 professional cleaning fee.
This includes entering in regular clothes or adding any product, which may cloud the water or damage the system.
🚫 No Debris
* No water balloons, confetti, food fights, or similar activities
* These can destroy the filtration system and result in full repair charges
✅ Hot Tub Safety
* Limit use to 15–20 minutes
* No glass near the tub
* Cover the tub when not in use
* Supervise children at all times
🚑 Health Notice
Consult a doctor before use if pregnant or sensitive to heat. Hydrate well before and after using.
⚠️ The property owners are not liable for any injuries resulting from use of the hot tub or surrounding areas.

👶 Child Safety
Please supervise children at all times. Do not leave them unattended -- especially around the hot tub, game room, stairs or outdoor amenities. Safety first!
🎲 Games & Equipment Use
Enjoy our collection of games, toys, and entertainment gear. Please treat all items with care and return outdoor games like cornhole to the game room after use -- nightly dew can ruin them. Help us keep things in great shape for future guests.
🚫 Hot Tub Rules – Water Balloons & Debris Prohibited
Please do not use water balloons or any activity that produces debris (e.g. glitter, confetti, food fights) near the hot tub or yard areas. These clog and damage the hot tub's filtration system and may result in repair charges.
Any damage caused by prohibited activities will be the guest’s financial responsibility.
🔥 Fire Safety – Extremely Important
Open flames, charcoal grills, fireworks, and campfires are strictly prohibited. Fully extinguish cigarettes and follow all local fire regulations. The property is in a high fire-risk area, especially in summer.
🔇 Quiet Hours
Please respect our neighbors. No loud music or noise after 10 PM.
Any verified complaints or excessive noise may result in early termination of your stay and additional charges, per Airbnb’s Community Disturbance Policy.
🐾 Pets & Service Animals
Dogs and service animals are welcome with prior approval. A $195 pet cleaning fee applies to ensure deep sanitation for future guests with allergies.
🚭 Smoking Policy
Absolutely no smoking or vaping of any kind (including cannabis) inside the home or game room. Outdoor smoking is allowed, but please dispose of all waste properly. $1000 smoking fee may apply if deep cleaning is required.
🌡️ Heating & Energy Use
Home uses central heating with a digital thermostat. We do not provide fire pits, wood or pellet stoves due to fire safety concerns.
Please turn off the heater before checkout; an excessive propane usage fee of $50 will be applied if heaters are not turned off.
🎉 Parties & Events
Events are not allowed unless pre-approved. Violations will result in removal from the property. Approved events require an additional cleaning fee and security deposit.
👥 Guest Count & Extra Fees
Please provide an accurate guest count. Bedding is arranged based on this number. Maximum occupancy is 14 guests. Additional guests beyond that are $45 per person, per night, plus cleaning charges.
📸 Photography & Filming
No commercial filming or photography is allowed without prior approval. Contact us for exceptions.

Late check-outs not approved in advance are subject to a $50/hour fee, rounded to the nearest hour.

This is a mountain forest property, home to a rich natural ecosystem -- including ants, spiders, flies, and other small wildlife. While we perform regular pest control, these are a natural part of the ecosystem. Refunds will not be issued for insect sightings.
