Beach House Getaway #1

Quirky! Unique Inspired home, tastefully furnished with the "Beach Theme". Yes, we are pet friendly.
Located in a quiet part of Smiths Beach, within easy walking distance to the beach. GREAT outdoor deck with outdoor blinds all around.
What we "LOVE" about our place is Adults have their own "House" and the kids/ teenagers have their own "Retreat". You can book "The Main House" on it's own or both "The Main House" and "The Studio".
Please read the OPTIONS below carefully before you make your decision regarding access to both showers and toilets. We supply almost everything to make your stay stress free and as comfortable as the "Perfect Getaway". We provide all linen/ doonas/ pillows/ towels. No hidden linen/ cleaning costs.
PLEASE NOTE: If you require 2 Bathrooms/ 2 Toilets you MUST book for 8 persons.
This will give you access to both "The Main House" and the "Studio Retreat".

**Option 1 -applies for up to 6 guests."The Main House" ONLY.
1 family or 2 Adults with 4 kids or a group of 6.
"Main House" has 3 Bedrooms/ 1 Shower/ 1 Toilet
*Bedding: 2x Double Beds / 1x Queen Bed / 1x Double Sofa Bed
If there are 6 persons I would highly recommend to book both "The Main House" and " The Studio Retreat". Please book for 8 persons.
This will give you access to second Shower and Toilet.

**Option 2 applies for 8-12 guests.
"The Main House" plus "The Studio Retreat". Maximum of 12 guests.
1 to 2 families or a Group of 10 Weekend away.
"Studio Retreat" is open living consisting of Sofa Beds and Bunk Beds/ 1 Shower/ 1 Toilet/ TV / heating and cooling.

We also have another property in Smiths Beach. If your dates required are not available please have a look @ Beach House Getaway #2 - 1 Beachcomber Avenue. Smiths Beach. Sleeps 10-12

Neighbours are residents therefore Victorian Noise regulations are in place. Failure to abide to noise regulations or overcrowding will lead to instant departure and loss of monies paid. Victoria Noise Restrictions apply.
Monday - Thursday: No noise between 10pm and 7am
Fridays, the curfew is 11pm.
Saturdays: No noise before 9am and after 11pm
Sundays: No noise before 9am and after 10pm

Perfect location for the Grand Prix Track/ Famous Smiths Surf Beach / Penguins. Milk Bar is close by, walking distance to the beach. You will need a car to drive into Cowes. 3 supermarkets in Cowes and lots of restaurants/ shopping. There is a bus stop on the main road- 2 min walk to.

24 hour key lock access.
Usually check in is anytime unless we have a departure and arrival on the same day. In this case, I will need 2 hours to ensure home is in perfect clean order for your stay. I will communicate time arrival if this is the case. CHECKOUT INFORMATION
10am checkout

TO AVOID EXTRA CLEANING FEES we Appreciate if you could ensure you put everything away after use and leave it the way it was upon arrival.

• EXTRA CLEANING FEE is $75 per hour

• All dishes are WASHED , Clean & Dry of water and put away.

• BBQ IS CLEANED of food and fat oils after use.

• All rubbish removed to outside bins. Please recycle ♻️ NO PLASTIC BAGS in YELLOW BIN outside otherwise bins will not be picked up.

• If Bins are FULL.... Please bag and leave under the Verandah so the birds don’t get to it.

• LEAVE beds as they are as we will remove linen.

• Bath towels in the laundry.

• TURN OFF Heating / Cooling

• Leave BeachHouse UNLOCKED

• Leave keys on kitchen bench.

• Send me a text once you’ve left.

• If any special cleaning requirements are needed, will be your responsibility and you may be charged.
