WORST hotel experience I’ve ever had. People everywhere, streets lined with trash & took an hour to find parking. To then take another hour to find the location, even with multiple local’s assistance. We knocked, rang the buzzer & called both numbers on the door….. but no one answered & we were forced to get a room at another hotel. Then they wouldn’t refund us cuz they have a no cancellation policy!!!! Unreal.

Shady neighborhood, shady manager.
As soon as we walked into the room, we immediately opened the app and rebooked another hotel, even though it was too late for a refund. Neighborhood was rough, staff was not very professional, and the building was so run down that the elevator felt like a death-trap. The manager ‘Maria’ offered to rent the rooms to someone else and wire me the money they paid, but when I checked in with her about that two says later she accused me of being mistrustful, claimed to be insulted by the accusation, and told me to contact Hotels.com if I had a problem. I apologized, but she ignored me. Not the behavior of an honest person trying to help.

Great host
Everything was great besides parking. Breakfast was free daily, clean rooms, mostly quiet area. The host gave us his umbrella during a heavy rain day. There is no on site parking as advertised, luckily we were able to find free lot parking. The parking was 0.5 ish kilometer away in very busy area. I’d advise not having a car unless your from the country and know your way around.

The room was okay in general, but jacuzzi wasn't clean at all. Therefore, we weren't able to use it. It is a room in the residential apartment, not a hotel.

Honeymoon in Rome
It was quite difficult to find, but once we eventually got to our room it was nice. We told them in advance it was our honeymoon, so there were some balloons on the bed. The Jacuzzi in the room took a long time to fill up and the jets weren't that powerful. Breakfast was quite disappointing, each morning they would leave out some shop bought pastries, there was a vending coffee machine that had no milk in it, and there were tea bags but again no milk. We soent most of our days in Rome, so only really needed the room to sleep, but if we come back to Rome (which we will it's a beautiful city), we will probably stay somewhere else.

Not luxury or romantic
Unfortunately did not live up to expectations, it was discribed as a luxury romantic room, there was no luxury at all, the spa bath although looked great took 30-45 mins to fill up as the water pressure was non existent, the shower head had seen better days, water went in every direction. Then in the morning breakfast was disappointing, just a few plates with biscuits and bread on it. I tried to reach out to explain but never got an answer, we cut our stay short and booked another room somewhere else for the remainder of our stay

Nice place to stay
We stayed here while in Rome, it was a lovely place to stay great for couples, the hosts were wonderful and accommodating. The room and features were great only a short trip to the heart of Rome. The only thing was noise from the renovations taking place as annoying as we couldn't relax at times and the sound proofing is needed to block out the street noise. Besides that this is a great place to stay for couples.

This room was booked for my boyfriend for his birthday, at first I was so worried about the rooms as the outside of it seemed like a 1 star however the guy took us to the room and I must it was very impressive. The jet bath was an amazing idea! its very close to the main station which is good, it was a lovely stay!

amazing - a must stay in Rome!
The suite was gorgeous! Way better than I even expected! The little romantic touches on the room were lovely (the ballon, heart candles, little chocolates, mini bottle of Prosecco, folded swan towels etc) the jacuzzi and sauna were also absolutely fab and I would recommend this room to anyone staying in rome, it was well needed after the stressful days wandering the streets! The area itself was extremely local, I think me and my partner were the only English people in the neighbourhood however this was lovely as this meant everything was so authentic! It was nice to be out of all of the hustle and bustle as the tourist traps in the centre of Rome can be quite overwhelming! The suite is within walking distance of everything you could possibly need, there’s a nice little supermarket about 3 minutes walk and the pizza takeaway next door is to die for! We had food from here 3 nights, we just couldn’t stay away! I would also recommend the little resteraunt at the end of the road, tauro rosso I believe it was called, they are so friendly and even cooked my partner spaghetti bolognese...a dish that wasn’t even on the menu!! The breakfast in the suites was lovely, fresh pastries every morning and we loved the little coffee machine! The only thing that could have been better about our stay was the noise in the morning. As the building is more of an apartment complex, we had construction going on above us at about 9am every morning! However the staff at suites were very apologetic.

Its not a hotel room,its a small room in apartment
We stayed here for 02 nights during our visit to Rome. The room interiors are good and the room is clean also. But it is not a hotel. They have converted an apartment into separate rooms so it becomes very noisy and you don't feel the privacy like that in the hotel rooms. Once you come out of your room, you are into a lobby/ reception / pantry/ breakfast area...all incorportated in a small space for 12sq.m. Also, the price is too high compared to the breakfast provided. Hardly few items for breakfast and the pantry was also never re-stocked during our 02days stay so there were no black tea bags available. No hot fresh food also provided in breakfast. Also, the towels in the room were quite dirty as if they were never washed. The jacuzzi was also not working properly. I would not recommend anybody to prefer this place for a price of 90-100 euro. You get many good options within this budget.

Good amenities but breakfast could have been better. We enjoyed the hot tub and the room was very comfortable. It’s not much in the area to do but it was close to the subway.

Service is non-existent. Coffee machine was good when it was available. Supposed to be available from 6:30 am to 9 pm. I tried at 7 am and at 8:30 pm...didn't work. We had to get up to 6th floor of one building to get rerouted to another building. Room was clean and good. Beds were not soft enough. Breakfast was a joke...just pastries. Very close to the train station but area was not as good or clean. Getting up and down the old tiny elevator was very scary. Rate for this bed and breakfast should be much cheaper. I'll not stay there again.

Unfortunatley we turned up to the room, and it was in quite a shabby area and although the princess futures look nice once you get there it's really not great, the room was fine but me and my partner felt uncomfortable

My husband and I stayed here last week. The location is very residential but very convenient as a base to get into the centre of Rome by train or Metro. The rooms are clean and the staff are very obliging. The only negative I have is if you are hoping for a lay in or a quiet morning then you will not get it!! The rooms are so close together and the walls are NOT soundproofed that you can hear other guests conversations as well as other guests not being considerate when getting up early hours to start making their breakfast. We were in room 4 with an outside hot tub and terrace which was lovely but again as it is in a residential block you can hear the neighbours shouting to each other or just having a simple conversation at all sorts of unsocial hours. This is a honest review we absolutely loved the convenient location and value for money and would revisit

The pics are nice but think twice!
Check in was horrible we were given the wrong room. The guy who checked us in then called a woman to come fix the issue. We were then taken to the other building and the room was not ready. The room was just ok could have gotten the same at a local hotel. The area is AWFUL we had to have been in the worst area in Rome the streets were dirty and the alleys very dark and scary my husband who is a sheriff did not feel safe.On top of that the lock to the building did not work properly. I bought this to their attention the first night we were there we were initially told to call back in the morning I then sent a text in Italian and they said they came to help but we returned from dinner and no one was there. A stranger let us in each night we gave up trying to get the key to work.The rooms are in an apartment building on the 8th floor. Breakfast was a joke the pastries were old and the same ones put out everyday. The bed was hard as a rock and they will not give extra towels. Folks do yourself a favor do not stay here if it's your first time in Rome stay closer to the city it became expensive taking uber and the train to see the sights each day.

Hidden Gem
Really lovely find just three stops out of central Rome. Was easy to find, rooms spacious, v clean and a lovely jacuzzi on the balcony too. There was always fruit, water and tea available and in the evenings cakes and biscuits to snack on. The street has some lovely cafes for the day and evening and everyone was super friendly who we met. A little gem!!! Only downside was rooms weren't particularly sound proof but hey ho you can't have everything!

Very nice hotel, with hosts going above and beyond
We arrived at this hotel early and Simone and his team were beyond courteous to us. No ask was too big and Simone was more than happy to give us tips and tricks to make our stay more magical. Don't get put off by the outside of the building, in reality the hotel is the top floor of a block of residential flats, but once inside Suites Roma you are welcomed with open arms and by clean bright surroundings.

lovley little hotel
i recently stayed there with my boyfriend for the Easter weekend, room was lovely just as expected and more owners were very welcoming although they are not there all the time normally just in the morning. don't be put off by the location its nothing to look at but is great just a 5 min walk to the Metro so very easy to get around and see all the sights. there's a mini bar in the room its not free and things are not replaced once used. i would defiantly stay here again on my return to Rome.

Rome Hotel Stay
The room we stayed at here was great. We were there during the heat wave in europe this summer. Having the hot tub (down a couple degrees and a nice relaxing shower was a super plus in the high heat). The location was a little confusing as the hotel is split into two different buildings that take of Flats in a larger complex. They don't own the whole building just X number of rooms split between the two buildings so make sure you have the ability to contact them when you are there.

Best two night stay in Rome
A friendly gentleman named Mauro was waiting for me on arrival. Mauro was an excellent host and gave excellent suggestions on what to do and where to eat. The rooms were in excellent condition and the little details like the complimentary champagne and snacks created an unforgettable experience. I will definitely return again.

Very peculiar accommodation, heart sank as we arrived in what appeared to be the Bronx of Rome to an apartment block which smelt of urine, once inside the suites Roma tiburtina it was very clean a complete different picture to that on the outside, walls thin as paper could here every word of the neighbours, staff unhelpful when asked how do we get around he chose to answer his mobile phone rather than explain, we never had breakfast and if you chose to stay here you'll understand why, 5 min walk to the metro then 5-10 min journey to centre of Rome which was the only upside of our stay as well as the jacuzzi, photos on the website are amazing, all in all won't be going back,

Very romantic
Hard to find, top floor of an apartment block, although a nice gentlemen was waiting on the street for us, luckily or we would have never found it, it's a little way from the centre but the metro is in walking distance so not to bad, the area is ok but we didn't wonder around there much got the metro into tourist areas, the room itself is stunning, small but it's perfect for a couple on a getaway, there isn't much staffing only saw someone twice that worked there! They were very friendly and helpful when we did see them though! Breakfast each morning is self service just outside the room, so you take what you want and sit in your room and enjoy, very romantic! A espresso machine just outside the room to, nice touch!! Overall very enjoyable and priced well!! Would recommend!

Great Stay in Rome
If you are planning a trip to Rome this is where you want to stay. There was easy convenient parking as well as close access to mass transit/subway. it was a little difficult to locate the building at first but once there we never used our rental car. The Hotel staff was great. Anything we requested was provided. All of the promised ammenities were there and we had no unpleasant surprises.

Hard to find, but very nice.
The negatives first: It's the 8th floor of an buzz-in apartment building. You need to find "Roma Suites" on the tenant board and push to buzz in. Also it has the smallest lift I've ever seen- 1 person with their bags just fit. Breakfast is included but mostly just pastries. We ate elsewhere. The positives: Clean, beautiful, newly refinished, great balcony! Also very close (walkable) to the train station and good restaurants. Rooms are spacious and beds comfortable. Overall a great value.

Esperienza abbastanza positiva una volta raggiunta la destinazione e consegnata la camera. La procedura di check-in non è stata molto immediata, infatti recato sul posto e suonato il campanello, la risposta è stata che la prenotazione non risultava e dopo circa 1 ora di spiegazioni, mi hanno dato la camera. La stessa abbastanza confortevole con il plus di avere una vasca idro all'interno della stanza, oltre al bagno con doccia privato. Il costo alto però non è assolutamente giustificato. Colazione mediocre con prodotti confezionati di media qualità. Nulla di preparato al momento!

Huone oli todella siisti ja miellyttävä. Ainoastaan ilmastoinnin kanssa sai takkuilla. Sillä Emme meinanneet saada laitetta päälle välillä ollenkaan. Samalla huoneen viilentäminen kesti kauan. Aamupala oli yksitoikkoinen. Paahtoleipää ja voita/marmelaadia. Jugurttia ja groisantteja. Sijainti oli aivan ok. Metrolla pääsi helposti keskustaan.

Globalement satisfaisant
Arrivée un peu particulière car nous avons chercher un moment l'hôtel avant de nous rendre compte qu'il s'agissait en fait d'un appartement dans un immeuble. Nous avons dû contacter la réception par téléphone. On nous a conduit à notre chambre. Celle ci était très propre et très cosy. Nous avons apprécié la clim également qui nous a bien dépanné car au 8ème étage nous aurions pu avoir très chaud ! Le point négatif : le ptit dej : très peu de choses proposées, des biscuits industriels et une machine à café. Il n'y avait ni jus de fruits ni laitage. Nous étions à 5 min à pieds du métro Tiburtina ce qui fût très pratique.
