Clean and comfortable for rooms with a good selection of views. Itzel was a great at the front desk very attentive and helpful always with a smile, the rest of the staff was also very nice I would recommend excellent stay
This was a lovely hotel, walking distance to most areas. Food, shopping, ferry, and tours. Everyone was great, it was quiet, clean, safe and most of all great beach access!!! Looking forward to my next holiday here..

Changed to their property in front the beach club but the lady in charge of the beach club once you pay doesn’t want you using the services. However the hotel staff were awesome they go above and beyond cery helpful.

First trip to Playa del carmen
Hotel has a great location but is in need of renovation. Towel racks missing, security entrance doors are problematic but the pool and beach area are great. This place is more quiet after midnight compared to others in the area and one feels safe.

The location is great with a beautiful view of the beach and easy access to it . The hotel room needed some work , the shower head didn’t really work , the hot water would run out quickly so you have to take quick showers ,and the bathroom sink smells horrible every time you run water

Really good location for staying in Playa Del Carmen, literally right on the beach. Bungalow rooms were basic but good for the price. Beach club was really good. Pool area really good. Only issue with the room was that the shower didnt work very well and took about ten minutes to heat up when running, but not a big problem. Two minute walk from fifth avenue.

I like that they change the linens & towels everyday. We left 2 pairs of shoes in the room when we checked out,they secured it & returned to us, very honest people. Location is very convenient for our group & our intention for this trip which is to explore around town by biking & walking. It is also a beachfront property which is amazing!
The issue with the property were very small washroom/shower, poor water pressure, small breakfast servings.
Room smelled of sewer gas and was in relative disrepair. Paint was chipped, black mold, bathroom door was broken and didn't latch.
It wasn't as pictured.
I think some of the other rooms were nice, but 123 was a dump.
I loved kinta kan boutique. The staff was very helpful and amicable. They were always there to support us and listen. The boutique has a great location . The beach is right in front, the swimming pool is awesome and the hotel is very near restaurants ,stores and public transportation. My room door had a problem and staff was efficient to help me change rooms. In general i really enjoy my stay and would recomend kinta kan. My friend and i went on a slow season , this past July, so the place was quiet and relaxing and staff had more time to connect and offer great ideas about places to visit.

The wifi was slow. We got room 106 by the beach and the kitchen so the noise started at 7 am. The coffee was not good. But overall not bad since it has beach club amenities.
The layout and details of the hotel are beautiful and it’s location right on the beach is terrific. However, we stayed through New Year’s Eve and it was so noisy until 4 AM and that’s when we finally fell asleep. The manager could have gone to the small group that was making all the noise and told them to stop, but he didn’t. The cleaning staff was good, but never gave us the number of towels we needed even though we kept telling them every day. We also had a couples massage on the beach in front of the hotel. The prices were almost New York prices, but the masseuse works constantly talking and picking up their phones and texting. It was so annoying and they are hired by the hotel. Incredibly unprofessional.
I didn't like the fact that a couple people had put the Pool chairs farther back by my door so it's hard for me to walk past them to get to my pool room. But the staff came along to next day and moved the chair. So it wouldn't be that way for a long time. I was gonna let that. Let me have a bad experience because I'm on vacation. I really like the hotel and I like the people. You couldn't ask for anything else. It was close to the beach. The pool was right at my front door I will be back.

The pros- lovely small hotel with a charming pool and wonderful beach lounge chairs. Excellent location..Just steps away from the ADO bus terminal and 5th Ave. Walking distance to the ferry. The beach is one of the best in Playa Del Carmen with soft powder sand and crystal clear ocean. The staff was friendly and kind. Loved that it was adults only.
Cons-This hotel owns a few rooms across the street which are not ocean front nor poolside. They resemble a very rustic hostel rather than a boutique hotel. Our room was very basic and had a straw roof. The noise level at night was unbelievable. Do not get conned into accepting these rooms. The next day we requested to be moved into the main hotel location and it was a 100% improvement. None of the rooms have a fridge, kettle, or hairdryer. It’s a real inconvenience if you stay for a long time.

I loved my stay here! I stayed in a beach front suite. My sunrise view was absolutely spectacular! The location is in an area that allows you to have quiet and dark after the sun goes down, and a completely empty beach for sunrise shots. The waves roll in from up the beach a bit stronger and create a nice calmer area from the point of the hotel to the ferry dock down the beach. The hotel is only a couple blocks from Parque Los Fundadores, and 10-20 minutes walk via 5th to the main mall, clubs, and resorts. Basic accommodation as far as being a fancy spot, but rooms were kept VERY clean by the amazing staff. The housekeeping team even made different towel shapes for every day of the 10 day stay! Hot water worked the whole time, and we did not have anything in the room that was in need of repair, other than the unreliable wifi.
Wait staff of the bistro downstairs was AMAZING! we didn’t realize until the end of our trip that they are not part of the hotel itself, so don’t be surprised when they don’t unlock the gate to the beach until 10/11 on Mondays, but the staff that took care of us was absolutely incredible. Moses took care of me in the morning, remembered my breakfast order and even got me down a beach mattress for the super lovely cabana beads when I got my coffee at 8 am every morning! Julie was a delight to see every day and was always on top of whatever we needed until closing. Both worked for Mekesh, which is apparently a new beach side cafe/bistro/bar.
No one spoke English which is understood being Mexico but still frustrating being right in middle of the tourist spot. The tv did not work, you have to do WiFi at front desk nothing in room to tell you and no phone to call them. Room was tiny. Went to beach and they said they didn’t have chairs left even thought there were 15 stacked behind him. Bar and pool closes at 6. They even close off so you can’t even walk to beach they put up gates before sun even set. The door to the room is sliding glass with very old hard to open lock. Once you walk in room the bed is against the wall and just enough room to walk on other side. The ac was barely cool. You are one block from bus station and two from ferry and one block from the tourist street with all the shops and restaurants. You get what you pay for. It’s not bad if your just looking for a bed for the night but I wouldn’t stay here again if I was actually on vacation.

I hope this message finds you well. I am writing to express my disappointment regarding my recent stay at Hotel Boutique Kinta Kan in Playa del Carmen, Quintana Roo. While there were aspects of my stay that I thoroughly enjoyed, unfortunately, there were significant issues that greatly impacted my overall experience.
First and foremost, I would like to acknowledge that the room I stayed in and the amenities provided were as described and listed on the website. I appreciated the comfortable accommodations, access to the pool, and especially the beach amenities such as tables, chairs, and umbrellas. The hotel's location proved to be convenient, allowing easy access to the beach, local restaurants, and entertainment along La Quinta Avenida. Additionally, the proximity to the ferry for Cozumel and the ADO bus station facilitated our travels to Cancun and to and from the airport. The beach bar with lounge chairs, swings, and beds added a fun and enjoyable element to our beach experience.
However, the most significant issue I encountered during my stay was the malfunctioning TV in my room. Despite promptly notifying the staff upon check-in, the issue persisted throughout my four-day stay. There's a lot to like about this property and a few things that can be improved on, but overall we had a great stay at the Kinta Kan. The location is fantastic. We took the ADO bus from the Cancun airport for about $30USD for two people each way. It's an hour ride and the bus comes every 20 minutes. The bus station is 500 feet from the hotel.
The hotel is close to restaurants and shopping but is situated on a popular public beach, so there's noise all day. You get free access to beach chairs and umbrellas from the hotel, but service for food and drinks is slow when it's busy. There are no rooms in the hotel itself with direct beach access, although I can't speak to the cabana section of the hotel.
The staff is friendly and many of them are proficient in English. I had no trouble communicating with any of them. We had an issue one day when our A/C stopped working. We were offered a number of solutions, including an alternate room to sleep in for the night. The room was smaller and not as nice, but they fixed our A/C the next day. They ask you to sign a code of conduct agreement when you check in, likely to ensure that nobody is throwing loud parties. Lots of reviews complain about weird towel rules, but we didn't get charged for mucking up the towels at all. For some reason, they use very strongly perfumed toilet paper and don't provide conditioner, so maybe bring your own if those are an issue. Beds were a bit firm, pillows a bit lumpy, but we had a great stay. Thanks!
