The property was well placed for all of Yorks amenities, markets, restaurants, museums and gardens.

Liked that Close to city sites, short walk to these. Didn’t like unacceptable Mould on shower and damp on bedroom wall, small room for 3 people, no evidence of COVID cleansing spray of dining tables between diners leaving,just wiping with cloth. No greeting of hosts, note on table with keys so no support or offer of support to carry luggage to third floor room.
Lovely place, host were very friendly. The room was bery nice and stylish, the beds were also very comfortable and very clean. Close to york museum gardens so an enjoyable walk into city walls, I would definitely recommend this hotel and if visiting york again i would book this hotel
First impressions were the room was very small (but adequate) and the house very old, but that was the only slight downside. There is guaranteed free outdoor parking and Phil and Teresa’s customer service approach was second to none. Really friendly people and nothing is too much trouble. As for the breakfast well, it was gorgeous, cooked to perfection and in plentiful supply. Location could not be better with just a short walk into York central. Thanks again for a pleasant stay and well done Phil and Teresa. 🙂
Very good location, close to the river and center.Just 10 minuets walk.Room was very clean and has everything what you need .Excelent breakfast, very hospitality staff.
Clean recently decorated . Faultless breakfast .full English or cereals. Parking permits given out by b&b owners. Friendly landlords. Located fairly close to york minster and hop on bus tours. Shower cubicle on small side .bed comfy

Teresa and Phil our hosts were very friendly and helpful
10/10 for breakfast, it really set us up for the day
Only gripes were that room that we stayed in was not to our standards of cleanliness, with a grubby shower, an abandoned clump of tissue behind the sink, also dusty and stained skirting boards
An area of wallpaper was hanging off which looked damp
During our 2 nights stay, the bed was not remade or the tea making facilities restocked, which seemed strange
However, despite these issues, we had a good stay

Cheap and cheerful near the city centre. What let it down was the cleanliness of the room.
Great b&b ,clean and welcoming place to stay, breakfast excellent , very helpful and friendly owners ,not too far to walk into town took about 10 minutes .
Really welcoming place! The owners could not do enough for us. Free parking, breakfast and drinks was an added bonus for us. We would definitely return!
the guest house was lovely however we paid for breakfast.
Sunday morning there was no one there so no breakfast and no one to had keys back to.we phoned the guest house number to see if someone had over sleep, at it said it was unavailable at the moment. a number of guest were just left without breakfast and had to post keys through the door.
We then had to find somewhere to have breakfast at a cost we did not expect, this also throw our days out in regards to where we had to be. I still have not been able to reach the guest house by phone
Owner had no record of our booking through expedia - fortunately he had a room for us! Went out of his way to accomodate my gluten free partner at breakfast
