We had the junior suite with canal view and it was gorgeous! We actually spent extra time in the room because it was so nice. We loved opening the big window doors to the balcony and people watching with the gondola stop just below. And we could also open up all the windows and smell the sea and it was like you were half outside. And the in room breakfast was so lovely and fancy. All in all a wonderful stay.

Great little boutique hotel. Its on a canal that is busy and was noisy over the weekend. Like in America, teenage boys out cruising the canals with music blasting. The bed was squeaky and a bit firm for our comfort, but the room was large and very nice. The staff was excellent and very attentive. Breakfast is served each morning in your room, included in the price. It's very close to St. Mark's square and lots of shopping. You do have to drag your luggage from the taxi drop off point and lots of bridges to cross and most do not have ramps, so be prepared to drag your luggage up and down the stairs over the bridges. We did get a porter from the hotel to the taxi area, 35 euro for 4 bags and that was a much nicer transfer. We would stay there again, but plan on week days over the weekends.

Property is very nice and clean. There seems to be no AC in the room so we opened windows as it was too hot. That was a mistake,- mosquitoes got in right away even in early March. The front desk person didn’t have the repellent. But once we mentioned mosquitos to the person who was bringing breakfast, Rafael( might misspelled the name), he said, “just give me a minute” and he was right back with the repellent. He was just exceptional. Always smiling, supper helpful, and also got us a little gift, which was beyond sweet. Overall place is nice. It’s one block away from St. Marcos basilica so the crowed was there all the time, even at night and we were there off season.
