This place is awesome. You can walk to all the main places in Rome. The staff is amazing and the room is as clean as possible. I loved it.

Staff were polite and helpful and very responsive on messaging. The property was very clean. We managed to get the Wi-Fi working. It was on the main shopping street and convenient for walking to the Vatican. Great restaurants nearby and a nice supermarket. The problem was the photos on the web are misleading. It was described as an apartment. It is not an apartment. There are no cooking facilities or living room. It is just one room with 3 parts each with basic beds plus 2 tiny bathrooms. We were a family: 2 adults and 4 kids aged 4-12 for 4 nights. There was no privacy between the beds as there were no doors. One double sofa bed was very uncomfortable. Everything was cramped with no space to move. There is another set of bedrooms sold separately but the bedroom photos on the web are all together so this is misleading making the property look much larger than it is. Lastly it was lacking storage space, towel hooks and things to make living easier.

Dear Emily,We apologize that your experience was not enjoyable, but it seems that this may be due to a mistake from your side. Can you please point out where it was indicated that you were renting an apartment? Your statement seems to be inaccurate and unfair. It is clearly stated everywhere that this is a Suite and not an apartment. Additionally, the amenities section does not mention a kitchen, and the pictures provided are completely authentic.Again, we are sorry for the confusion but this cannot be attributed to us AAYS Staff

Short stay in Rome
Overall it was decent and we enjoyed the time in Rome (wasn’t in the room for most of the day) but there were a few things that tainted the stay. Room was very clean and the bathroom was better than expected. We weren’t too bothered about the room as we knew we wouldn’t spend much time here whilst in the city. Worth noting the breakfast was really nice and the staff were very friendly and accommodating. The bed was a sofa bed and not what we thought we had paid for. When arriving in we found it difficult to find and had to wait for someone to let us into a room which they used for reception before going to our actual room, just seemed quite strange and gave us some doubt. Also, on a couple of the mornings (7-8am) we could hear building works (drilling/banging) in the building which woke us up and we weren’t made aware this would be happening during our stay.

Terrible Checkin/Checkout
Room was great, the front desk was not. We checked in late (an additional $50 fee) so chose to use a driver that the hotel arranged. When we arrived, we called and called the front desk without any answer as the front desk does not exist and there is no signage where to check in. Luckily our driver was still there and had her personal phone number. When we tried to check out at 8 AM, there was no one on the property to give the keys to and once again they did not answer the phone after repeatedly calling, they finally picked up and said nobody would be there until 9 AM. The room itself was a pull out bed, it was comfortable enough and the location is great if you want to visit the Vatican, but you should be aware of what issues you might have the with check-in/check-out process

Flat 285 stinks
The entire experience was disappointing. There was no Wi-Fi service during our stay. The breakfast was poor at best and not as described by Elena at check-in. The bed was terrible. It was like sleeping an a road full of rumblestrips. We were awakened each morning with drilling and grinding that sounded like they were in our room.

The place was amazing, safe were great, breakfast was good. The room was gorgeous but the floor boards were all lifting, the shower head was so rusty water was coming out the top of it. Just the little things that make a long day walking around less exiting to go back too. Oh and the bed was so noisy! Couldn’t move without waking each other up at all!

The shower stall in the single room is minuscule, and barely has enough hot water for a five minute shower. The room was in every other respect very good. The staff were excellent.

A Short Break in Rome
The accommodation is a room (with en-suite) in a flat, hence the name. It is simply and inexpensively done out but it has been well done. The room overlooks a quadrangle with no traffic and is therefore quiet. The bathroom, albeit a little small, is well equipped with a good shower and is very well lit. There is a good sized a bar fridge that will hold everything and a coffee machine. Breakfast is laid out for you in the room and is part of the price. The coffee machine was not great, working only sporadically. We arrived late in the evening and though I had telephoned and messaged through Expedia, there seemed to be no one waiting, however, when I telephoned, someone came down and was able to let us in and show us to our room. The big advantage of Flat 285 is the location, it is 10 mins walk from St Peters Basilica and 10 mins walk from the Vatican museums. The area is a good one with plenty of bars and restaurants around, at all price levels, to suit.

Perfect place, not a perfect check-in
Everything about this place was great. It was clean, perfect location, quiet, comfortable and safe. The only downfall was the check-in service. Nobody was there when I arrived. I rang the doorbell and called the Flat multiple times (with no answer). Not know what else to do, I went into local shops asking for help but nobody could provide direction. After about an hour, the host arrived. Friendly, but not apologetic. I was frustrated however, after the check-in process, everything was perfect. I would stay there again. Location was a 5 min walk to the Vatican.

Great Location, convenient and comfortable
Overall it was a very good stay. However pls do call and confirm your time of arrival, even if you are arrining within their check in time, to avoid unnecessary panic. Once you checked in, then it is Ok. You wont even feel the presence of staff there, but everything will be provided neat and clean. Location is really near Vatican, St Peters is walkable, all shops and eateries are near, It is a prominent address, but as I said earlier, if they are not waiting for you it is difficult to enter into the apartment. Once you know where and how then it is easy.

Close to St Peters Square which is exactly where I wanted to be. The person who booked me in was sooooo very helpful and the room was way more than I had ever expected. I had been staying in B&B's throughout Italy and Spain and this was the best by far. I couldn't even compare the other places. Stay here, you will not be disappointed! Loved it!!

Too bad the man at the front desk was so mean.
There was suppose to have airport shuttles. I even gave them my information on when my flight arrived twice. I had to take a taxi for over $80 to get to the room with all of my luggage. Then when I checked out the person at the front desk was EXTREMELY rude and told me they did not have an airport shuttle. I ended up spending over $80 to get back to the airport. The front desk guy was SO HORRIBLY RUDE. The food in the morning was amazing, the room beautiful and location could not be better, but would not stay here again due to the trouble with the mean front desk.

A great place by the Vatican
Flat 285 is a great place right on the doorstep of the Vatican. It is 5 minutes walk from the metro station, but I have found myself walking everywhere instead of taking the metro, since going to places like Piazza Navona for example would take me through some of the most interesting areas of Rome. As the name suggest, the place is more of a flat than a hotel, since most of the time there are no staff there so you feel more like living in Rome, rather than just holidaying there. The owner/manager is a lovely and extremely helpful lady - she knows the town well and is happy to recommend places to visit and to eat. Apart from that, the place was nice and clean, I felt at home from the very beginning.

Spacious modern apartment in great location
We had a fantastic 3 night stay in Flat 285 . The apartment is very modern and spacious, the pictures don't do it justice in terms of space. It also in a great location as it's 10 minutea from the Vatican and the Ottaviana metro station which is around 25-30 minutes to Colosseum, but also it seems like a nice area too. The supplied breakfast was more than adequate and the minI bar was also great value. If we were return to Rome I would most likely stay here again due to quality and value for money.

Great flat, excellent location
The hotel was great! Perfect location. Breakfast is now served in the room. Pre-packaged pastries but also cereal and fresh fruit and espresso every day. I was more than happy. My only complaint is that the bed in the single room is very uncomfortable - as in you can feel the springs. I took the extra blankets and pillows and added them to the mattress. Hopefully it will be replaced soon. Otherwise, I highly recommend it here!

Fantastic location
We were really happy with this accommodation although thought being left with phone calls if we needed anything a bit bizarre to start with. However, we didn't need anything and the room was lovely and clean and the housekeeper was lovely! The shower was fantastic although we found that depending on the time you showered, you would run out of hot water! The only complaint was the breakfast which was provided by a cafe/baker called Cafeteria just a short walk away. It was frankly terrible and they didn't have much time for you if you wasn't quick to order! Hardly never any butter croissants and they were all sweet. Maybe ok if your Italian but terrible if you want something plain. Regardless, I would skip the breakfast and stay at the B&B.

Loved it, great location, Annarossa was really lovely. Whilst not around 24/7, was around when needed. Gave good tips on where to go and where to eat. I wouldn't hesitate to stay here again, thank you Anna. I had the single room, and it really was a good size.

Great week here.
Me and my boyfriend stayed here for a week. It was very close to the Vatican, shops and restaurants - such a good location, a lot of things were within walking distance! Room was cleaned every day and vouchers left for breakfast at a café down the road for the next day. You get a choice of tea or coffee then some fruit juice then a choice of pastry, was perfect! We didn't go to the reception much as when we arrived the woman who greeted us was very helpful and gave us all the information we needed for the week. Metro was only 5 minutes walk away, if that, and was ideal to getting to a few further away sites. Overall was a great stay and would definitely recommend Flat 285!

Fint hotel med god beliggenhed i nærheden af flere seværdigheder, spisesteder & shopping muligheder. Venligt og meget hjælpsom personale. Larm fra gaden hvis man har et værelse den vej og ellers larm fra andre hotel gæster. Skyldes primært at de andre gæster ikke tager hensyn til andre, men der er meget lydt. Alt i alt et virkeligt dejligt sted at bo midt inde i Rom.

Die Unterkunft war sauber und gross die Lage sehr gut. Leider funktionierte während unserem gesamten Aufenthalt das Wifi nicht. Wir haben dies 3 Mal gemeldet wurden immer auf den nächsten Tag vertröstet. Und auch auf unsere E-Mail wurde nicht geantwortet. Fazit Problemlösung oder Kundenorientiertes handeln nicht vorhanden
