"Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We loved Paradise Palms!! This house did not disappoint! It was our first time visiting the area. We chose it because of the dog friendly beach but enjoyed it for many reasons. This property is convenient to both PSJ and the Cape, making it ideal for all restaurant and shopping choices. Coastal Joe Properties was the BEST to work with as they were patient with all of my first-timer questions. Boating in the bay and horseback riding on the beach were awesome! The house itself was perfect in terms of very comfortable mattresses and bedding (it all felt fresh and new), nice bath towels, plenty of closet and dresser space. Dresser drawers were like new and very clean. Plenty of hangers. Smart TV’s had all the options although we spent very little time indoors as we had perfect weather! The decks all had new, comfortable furniture and they provided excellent places to sit for coffee and wine while watching the surf. Fridge provided fresh tasting water and ice, which is sometimes a worry in FL. The bathrooms and kitchen are great! I gave general condition a 4 out of 5 due to needing a shower head replaced, and the sliding doors not all working. Chris from maintenance was fabulous and lubricated them for us and replaced the shower head. One of the screened porch fan/lights didn’t work. The pool could’ve used a cleaning as there was something along the wall that also floated in the water. We didn’t notice that the first day so we made due. The grounds could use maintenance as it was hard to walk my dog on it. Overall, any worry I had was quickly gone as soon as we walked in! We would definitely rent this same property again if we are lucky enough to return to the area!! Thank you Coastal Joe and Paradise Palms!!"

"Great place to stay, great location. Bottom floor of the property is not ideal for 4 people, it would best suit 3 or less. AC on the bottom floor is a bit lacking but we made it work. It's in a super cool spot that felt like you had your own private beach and the private pool was nice."

"The place was amazing for our family of 6 adults and 7 children. The detached downstairs bedroom was good for the older preteen. The hot tub was excellent. The few snags we ran into were handled quickly and efficiently. Communication was quite timely. Well stocked kitchen with utensils, plates, cups and even a griddle.Smart TVs in every bed room. Plenty of towels.Great view of the beach from both balconies Small negative: small all in one washer/dryer unit so we had to do laundry round the clock almost."

"Pros: house is great size. It’s very nice and was clean. We had large family of 16 and plenty of room. Plenty of bedrooms and baths. Plenty of room for everyone to sit for meals and hanging out together and separately. View is beautiful! Nice pool area. Two large fridges, 3 mini fridge and two ice makers and dishwashers were great! Plenty of parking. Close to town. We had yellow flags when Cape had double red first of week.Cons: water pressure was terrible all through the house. Most of the bathrooms had no hot or even warm water after 3rd day. Called to report 3 times and we’re just told they would call plumber. No one ever came. There is a cracked window near ceiling on main floor, and bugs came in - noseeums I believe. We vacuumed them up every night. Reported this also. Exterminator came while we were about to sit down for dinner and said he would come back. He never came back. You definitely cannot access the beach directly due to the bayou in front of the house although others had commented you can. The property description stated this, but we were hoping. Recommend golf cart to get to beach access - @ 1/2 mile. We also rented paddleboard and crossed with that, but there were gators in there. They never came close. Some of the men walked across in waist deep water, but it was gross! Gulf water is not clear in this area. It’s more like the Atlantic."

"The house is large, featuring 4 master suites with private en-suite bathrooms (2 per level) as well as two 6-bed bunkrooms (2 per level). The house is well-equipped for all sorts of meal prep and sufficient space for (15 people) dining together...by far the most we've ever experienced. The location is quiet, the beach is fairly wide and not a long walk from the house. The kids loved the pool after several days of beach time. Our host was very attentive to all our questions. Upon arrival, the cleaning staff were not quite done but allowed us to get our groceries loaded into the fridge and freezer and proceeded to wrap up quickly and give us some good advice about the house, area and beach flag meanings. The "pool guy" was fantastic!! Super quick with cleaning the pool and hot tub and has the most amazing personality. He provided so much additional information and offered to give us any assistance we needed. Between our large group, none of us ever had such a great experience with the owner, cleaning staff and maintenance staff. All in all, we had a great trip and the listing was very accurate. Thanks Lynn and support staff!"
