The apartment has all the amenities you need to enjoy your stay.

The location is fantastic. It’s located in Madrid RIO, next to the Manzanares River, in a beautiful, landscaped area where you can enjoy Madrid.

The accommodation also includes a fully equipped kitchen, allowing you to prepare your own meals during your stay.

The accommodation sleeps 4 people, with a master bedroom and a double sofa bed in the living room. The kitchen is fully equipped, and there is a full bathroom for your use, complete with all the necessary amenities.

Guests have access to the entire property.

Included amenities are bed linens, towels, hand soap, shower gel, and shampoo, toilet paper and paper towels, coffee, a sanitised cleaning kit, and all necessary kitchenware and utensils.

Airbnb availability.

The accommodation is located on the ground floor and has direct access from the street. It is a very quiet area, but you might hear some noise during your stay since the apartment is at street level and fully accessible.

The spaces are designed to feel spacious, and the rooms do not have doors; they open onto the dining room.

However, the bathroom does have a door to provide more privacy.

The apartment is in a unique location; you can walk to the areas along the river, where you can enjoy beautiful gardens and parks such as Arganzuela Park and Madrid Rio Beach

. If you want to visit places that aren’t nearby, we recommend taking the subway; the nearest station is Legazpi.

The apartment is very well connected. If you want to go to the city centre or iconic landmarks, you can take the subway or the bus.

The apartment is located on the ground floor, at street level. It is accessed directly from the street, and when you open the door, you’re already inside the apartment.

The property is equipped with a noise detector.
Additional guests after check-in: 60€/day.

The apartment must be left clean; otherwise, an additional cleaning fee will be charged to the guest.

Pets are allowed for a fee of 50€ per stay, provided they behave appropriately and do NOT use the beds or sofa out of respect for future guests. An additional pet after check-in costs 150€ per stay.

No parties or events are allowed in the accommodation.

Smoking is not permitted. A penalty of 150 euros will be imposed.

The noise levels and sleeping hours of neighbouring residents must be respected.
Failure to comply with the rules will result in immediate cancellation or financial penalties.

It is mandatory to complete the guest registration form as required by Spanish accommodation authorities, providing your ID/passport information via the link we will send you.

Damage to the following amenities will incur the following charges:
10 € small towels
20 € large towels
10 € sheets
30 € duvet cover

In the event of damage to or breakage of the lock on the entrance door to the accommodation, a penalty of 700 euros will be charged.

The loss or failure to return any key or remote control for the accommodation or garage will incur a charge of 60 euros.

Any damage occurring during the stay will be deducted from the pre-loaded deposit.

The cleaning or maintenance team will always have access to the property if any unforeseen events occur that they can resolve.

We are not responsible for any personal belongings left in the accommodation.
