Was a little concerned when directed to the basement and through a canteen, but the room was clean and bright despite being below ground level. Excellent location, close to Paddington Station and we were able to check in early and leave bags before heading into London. Only 15 minutes to the Queensway with a huge variety of eating places and two tubes. Hyde Park was closed by too.

The hotel was conveniently situated close to Notting Hill and lots of restaurants, bars and cafes. The room was spacious and comfortable. Very helpful and friendly staff. The room was quiet at night.

I was hoping for much more from this property but there were some issues for me that were not to standard. You look for a comfortable night's sleep at a hotel but since the housekeeping staff did not know ( or were too lazy) how to make a bed that didn't happen until I remade the bed myself. The bottom sheet was not big enough for the mattress so every time you turned the bottom sheet practically came off the bed. Also with housekeeping...there was thick dust on some baseboards and table legs . I don't really know if the bathroom was clean because the lighting was so dim you could barely see yourself in the mirror.There was a kettle in the room but it was rusting at the bottom and the hot plate was grimy. On the positive side this is a beautiful, neighbourhood...quiet at night and right next door to Kensington Gardens which is a great place to stroll. Also very convenient to two underground stations and buses.

Room was clean, although very worn out and small. What said a standard double looked more like a single room. 1 plug in whole room which was taken by the fan in this heat, bathroom outdated and small. Very noisy extractor fan. While pictures show rooms refurbed with new flooring, ours was very worn. We understand we were in Notting Hill and that was nice, and quiet but I stayed in other hotels 4 nights with same money. On other side, we were rewarded with an unexpected early check-in which was great for our plans.

Biggest annoyance was the fact there is no shower curtain which meant the floor got soaked with every shower. Room was nice otherwise. Small, but it works if you’re planning to be out a lot anyway. The room is just fine for sleeping. Upon arrival staff could have been a bit more helpful/clear with hotel guidelines etc. Our room didn’t have power in the outlets when we first checked in, but staff was accommodating and helpful to sort it. One off putting thing was that the staff gave another guest a key card to our room after we had been checked in for two days. Luckily we were in the room at the time the other guest tried to settle in and they were able to go downstairs and get it sorted. However, after that incident both of our key cards failed to work on our room for a couple days. They also just come in for room service every day even with do not disturb, but that didn’t bother us. I don’t think I’ll stay again, didn’t feel exactly worth the price, but it was alright enough for our trip. The location was convenient and felt very safe.

Great value for money

For a budget hotel it was very clean, ad the bathroom was decent. Yes there were odd signs of wear and tear but generally very good. The guy on reception last night when I checked in very late in the evening was very polite, friendly and helpful. Will be staying again, great value for money

Excellent position between Bayswater, Queensway and Notting Hill in a quiet square, with many restaurants and tube stations a few minutes walk away. Despite booking a superior room decor was dated and with windows wide open and noisy fan on it was still too hot...not helped by low grade sheets on the bed.

This hotel was nice, clean for the most part (our bed cushions smelled a bit musty, though) and staff was really nice. Room was small, but it was enough for a 2 night stay. It gets really warm when it's sunny out as sun hits it directly. Not a complaint, just something to know. Cannot leave luggage, as we were told the hotel is not responsible for it, and that we could leave it just beside the reception desk, which we chose not to do. Other than that, good place to stay.

It's... Fine.

It's... fine. That's about it. The location is the biggest perk here as you're nestled in the heart of Notting Hill with three tube stops within a quick walk. Other than that, our room was on the first level, which was basically 10 feet from the front desk... kind of odd. The breakfast was lackluster and not good. Shower was tiny. Bed was comfortable enough and price was reasonable. That's about it.

Not bad, not great.

This hotel was very average. It was a little far away from the tourist sights but close to restaurants. Location was not terrible but not great either; however, a nice place for how expensive hotels are in London. Staff was not overly friendly or helpful. We had three people in our room, the room is way too small for that but should be fine for up to two people. We were there when the weather was very warm, this hotel does not have any air conditioning and the room was so hot, we were miserable. I would never stay here during the summer months. It had a large window, which you could only open a couple inches (they said for safety reasons), so there was not any air flow. Besides the air conditioning, my other big complaint is that there was no electrical outlets in the bathroom. This is crazy to me as we wanted to use flat irons and curling irons and had to figure out how to use them in the room. I will say that the hotel was clean and quiet, so if air conditioning and outlets are not a concern for you, it is a decent, clean place to stay.
