"Enjoyed a 5 week stay at this property. The biggest asset being the large sun terrace receiving the sun from sunrise to late afternoon. Another bonus of the property is the covered allocated parking.The galley style kitchen was ok for me, on my own, but a family I think would find it rather restrictive due to the limited space.On arrival the property was clean and tidy. "Villa was nice bus a bit shabby. Advertised sleeps 10 with 2 camp beds but these were not supplied. Had to screenshot advert to get 1 camp bed delivered. Not enough cutlery and crockery for 10. Pool was nice and regularly maintained. The villa is in desperate need of tlc as there is rotting in the bathrooms, the shower door didn’t close together in one, light not working in another and the villa is very poorly equipped. No instructions for where to dispose of rubbish. Fantastic location though....

"No bin in the room, only room key is given so if you are coming two or more and wanna go alone don’t have key. Thus needed to wake my friends up from sleep to open the door for me. "A beautiful well appointed villa with a lovely warm pool, three spacious bedrooms and three bathrooms with plenty of hot water. Within walking distance of malama beach and the bars shops restaurant and bakeries of Kapparis. Parking, shade good WiFi, great aircon, and excellent comfy sunbeds. Bring a fire stick for TV. There’s even a lime tree in the back garden. Would recommend!"

"We had the pleasure of spending a week at the Royal Beachfront Villa – simply fantastic! Location & Surroundings: Right by the sea – it doesn&rsquot get any better. Two stunning bays are just a few minutes’ walk away: • One with a lovely beach bar and sun loungers – perfect for relaxing. • The other, more natural and ideal for snorkeling in crystal-clear water. Restaurants and shops are also within easy walking distance, and the locals are incredibly warm and service-minded. The Villa: Spacious and ideal for families or groups – we were eight people and had plenty of room. The garden with the large pool is a real highlight, and those who enjoy jogging will find beautiful coastal paths right outside the door. Amenities: The villa is well equipped and offers everything you need. Organization: Booking, check-in and communication via WhatsApp were smooth and easy. Everything was perfectly organized – straightforward and professional. Conclusion: A truly wonderful place to relax and unwind – perfect location, excellent service, and a feel-good atmosphere all around. We&rsquod love to come back! A small downside: only three wine glasses . Most of the beds are 1.40 m wide (except in the master bedroom) and a bit on the soft side – but that didn&rsquot affect our enjoyment in the slightest."

"Everything from start to finish was wonderful. We received a video showing exactly how to get to the villa a few days before hand, along with keysafe instructions. So although we arrived in the dark it was easy to find. The villa was very clean and had everything needed for our stay. I had a couple of questions whilst there, which were answered and dealt with very quickly. The pool and outside furniture were clean and plentiful. The tv was amazing haven't come across anything like it before in Cyprus. You can choose your country and it pucks up all the stations for that country. This was great for evenings we wanted to stay in. Could not recommend this villa and La Mer Homes enough."
