The guest house was easy to find with ample nearby parking. A lovely warm welcome (and room upgrade!) was the start of a perfect stay. Beds were very comfortable, and the rooms were clean and well-appointed. We'd definitely stay again.
The hosts were very helpful and accommodating. The room was well-appointed for guests and clean! It had usb ports, a hair dryer, make-up mirror...Highly recommend!
Gordon, Maggie, and Kate were amazing. Not only is their guest house beautiful, but the service was second to none and made our first stay in Edinburgh a great one. Would recommend this place to anyone who wants a quiet and well serviced stay a stones throw from downtown Edinburgh.
Exceptionally clean and cozy,this guest house took me by surprise.There was nothing I didn’t like,even though I stayed in a single room with separate shower.The staff was very helpful and accommodating.They even had soya milk in the room,in addition to coffee,tea and creamer.Also a nice touch,a glass bottle of tap water,replenished every day.
The Highfield Guest House is just a little bit further from the centre of Edinburgh but you can easily get there in 20 minutes by bus. The premises are immaculate and I was given a very friendly welcome by Maggie. Breakfast is not provided but that is not a difficulty as a branch of Margiotta's supermarket is just opposite where good croissants and coffee are available. The ensuite facilities were very well kept.
I spent quite a while looking for the best combination of location, reviews, appearance, price and convenience and must confess to having been a little sceptical of the high scores I found at such a modest cost. But I found that they are totally justified. I received an upgrade on arrival and my hosts could not have been more helpful, giving me information about places worth visiting, local transport and options of where to eat etc.
Walking into the house for the first time, it was clear what a nice place I'd entered. The room itself was meticulously presented each day, with an excellent eye for small details. I even had a view of Arthur's Seat out of the window. And if like me you go without a car, the bus services nearby are frequent and excellent.

I was very happy with my stay in the end. The Guest House staff was very welcoming and helpful. I loved my room and would come back int he future.
There was some initial confusion around whether my 2-night stay included breakfast or not (as my Expedia booking clearly indicated it did). When I reached out to Expedia, the phone support was insufficient and inadequate. The Guest House did make up for it with some tea / coffee / fruit / biscuits available inside my room.
We stayed here for 2 nights and loved it! The BnB was beautiful and the host was so kind and helpful! I would most definitely stay here again and highly recommend it!

The area was exceptionally quiet in the Event by with some great nearby cafes for breakfast.
Room was very clean and comfortable with a view of Arthur’s seat from our window. The host was super helpful with an informative welcome explaining all of the transport options and places to visit. Highly recommended
The Guest house is a 10min walk from the Royal Observatory and a 20min walk from old town. Ideally located for a business meeting at the Observatory. The Highfield has only a few rooms (5, I believe) and the owners are very welcoming and friendly. The rooms are not very large but very clean, comfortable and extremely well maintained. It is not a place where you want to work for hours but if you don't plan to spend a lot of time in your room, it is a great place to stay. If needed, I am sure you can use the breakfast room to work or read. The breakfast is cooked to order, very tasty and served starting at 8am. I keep on the top of my list for places to stay in Edinburgh.
Fabulous guest house within easy walking distance of the City Centre. Well connected to bus routes too, and close to most of the Fringe venues. Maggie and Kate were great hosts, with Maggie in particular giving loads of advice on travel and dining options. The single room is a little on the small side but comfortable, bright and clean. I hadn't realised the bathroom was not ensuite but it is very close to the bedroom and not a major inconvenience. Breakfast was amazing!
Very attractive period home, tastefully decorated + great breakfasts. Location was walkable to city core but good bus service as well. Friendly, helpful hosts.
