TERRIBLE! This was the first time using Hotels.com and we were extremely disappointed. We arrived to find the hotel boarded up and no lights on. We phoned the hotel.com call centre 3 times and spent 1hour on the line. They did not call us back as promised they did not find us another hotel. Horrific experiance. 98% of edinburgh was full and were looking to sleep on the floor or basement of a bar luckily we eventually found a extremely expensive BB that had a late cancellation. Worst 1st year aniversary ever. We still have had not email or contact from Hotel.com to get our money back.
This is the worst hotel I ever seen, I just dont recommend this hotel to anybody.

Our trip to London was amazing, the apartment was our best choice of Hotels, with plenty of room, the shower just needed some extra cleaning (sorry), but I would recommend this stay when visiting.

Hotle booking was accepted on line and money taken by hotels.com but on arrival hotel was closed so spent 2 hours looking for alternative as Edin was very busy
Jeg kan dessverre ikke fortelle noe om hotellet. Jeg hadde bestilt og betalt for tre netter, men da jeg kom dit, ca. kl.14.45 den dagen jeg skulle sjekke inn, var døra låst og ingen svarte eller åpnet. Jeg forsøkte å ringe, men møtte bare en telefonsvarer som bad meg legge igjen en beskjed. Etter ca. 20 minutter forlot jeg stedet og fant et annet hotell.

Bit disappointing.
When I booked this hotel some time ago, the reviews were generally positive. I had another look just before we were due to stay and it appears that standards may have slipped a bit recently. So I was a bit concerned about what we might encounter.
Fortunately, we didn't experience any of the significant issues that other guests have encountered recently.
The guy who checked us in wasn't particularly friendly but was professional enough.
Our room was OK, although it could be doing with a bit of a spruce up. The bathroom wasn't particularly clean, though. A clean bathroom is the minimum you expect from a hotel, so that was really disappointing.
I'd probably have given the hotel a lower rating, if it weren't for the fact that the breakfast was pretty good. As a veggie, I very much appreciated that the vegetarian cooked breakfast included veggie haggis! First time I've seen that as breakfast option! The hotel offers a good range of breakfast options and the wee dining room is nice.
We won't be going back though - the grubby bathroom is a deal breaker. Which is a shame, as it's a nightmare finding good, reasonably priced, hotel rooms in Edinburgh.
Room was a a lot better than expected and the super king bed was really comfortable. Beth really looked after us whilst we were there and it was a pity not to stay another night. I quite liked the fact it was away from the mental city centre during the fringe. We will be back....cheap for August and a wicked breakfast to top it off
Extremely disappointed. First, let us say the staff there was exceptional. They were available for our every need. Parking virtually impossible. If you found a space it was for a small car and far from the hotel. The sink in our room (Room 1) wouldn’t drain. We had to run the water very slow to prevent overflowing. Figuring out the shower controls was next to impossible. No instructions anywhere. We have traveled extensively and have always figured them out. These were next to impossible. We finally got hot water, my wife got soaped up and the water quit running. We couldn't get it to work. She started drying off (still soaped up) and it started running. She got back in the tub and the water suddenly turned hot. It was a miniature nightmare. The sheets on the bed had spotted stains on them. I was given the password for the Wifi but it didn’t work in our room. Staff said that the modem on that floor needed repairs. I had to go down three flights of stairs to use the internet. The bathroom door handle was missing and we couldn't close the door. We managed but is this what we paid such a high cost for? The room was stuffy. We could open the window but no cross-ventilation and it stayed hot. This location is far from city center. There is no telephone in the room. We would NEVER stay in this location if we ever were to return.

Close to city.
Booking said king size beds in both rooms. There was one good size room with king size bed other was a very small room and not a king size bed. We didn't get what we payed for ! That was disappointing.
Geen wifi, slechte matrassen, koud water, bad niet beschikbaar vanwege kapitte kraan. Stank van de keuken in de kamer, je kleding en je haren. Ramen sloten niet. Geen verduistering mogelijk. Stopcontacten slecht bereikbaar. Kortom slechte prijs/kwaliteit verhouding. Tip. Helemaal renoveren. en dan pas weer aanbieden
I stayed for several days during the Edinburgh festival. About a mile or 20 minutes walk from Waverley Station it was a great base to see the city.
The owners couldn't have been more friendly and helpful. As I had booked the room over 8 months in advance, it was nice to get a 'welcome email' the day before arrival and checking through details with me.
The room was nice. I stayed in a single room (room 6). The room is lovely. It didn't matter to me (but it might to others who want to book) but the ensuite in the room was just the shower and the sink. The private toilet for the room was across the corridoor. I didn't know when booking, but overal it was not a problem. The water pressure in the shower was a bit 'up and down'. One morning it took a couple of minutes to get to a pressure where I could wash the conditioner out of my hair as it was very low.
Nice to have coffee making facilities in the room and the hairdryer was excellent.
The breakfast was lovely with an excellent range of cooked options as well as self-service continental options.
For the price I paid (especially considering it was Festival time) it was exceptionally good value for money.

Very noisy bolier next to the room. Broken towel rail no wifi till last morning furniture full of marks and wobbly. Unfortunately 3 flights of stairs to room but thats the building. Bed was very comfortable breakfast superb owner was approachable and helpful. Quite a walk to the castle but is do able.
Very roomy, One whole week there was nice and relaxing

Arrived with great expectations. left disaspointed
It is around 15 minutes away from the city centre.
Through mail we had discussed we could leave our baggage in the hotel (as we arrived quite early) so we could enjoy our day while our room was made ready.
On arrival we were greeted (without exchanging names though) and told that there was a room already ready for us. When we came into the room which was in the basement we were a bit dissapointed. It was quite chilly and the room could have used a little bit of work. We had about a halve a meter of walking space around the bed. The bathroom's shower door was hanging loose, the toilet seat was loose and the sink was so tiny I couldnt fit my hands in it. The tap however, had the water pressure of a volcano and it caught me of guard every time I used it, splashing the whole room.
The next day we confronted the owner with this and we were allowed to get another room. We were previously in room 8 and were moving to room 7. Room 7 was a huge improvement, it wasnt cold and the bathroom was in order. The 2p bed was 2 singles put together but this was fine. Chair was a bit shabby, felt like I was going to fall throught it any moment.
However, around 11pm we heard a dripping noise. Turns out there was a leak in the ceiling and water was slowly dripping through. There was a phone number that we could call (displayed on a information sheet present in the room) but it went straight to voicemail. We never got any apologies form this, and decided to let it be as we left the next day.
Ideal location and price for Edinburgh. We were there for a Runrig concert and walked from the hotel dropped into a few pubs on the way to Grassmarket where we had a meal prior to the castle
