Clean and spacious room, lovely pool, friendly staff, buzzing bar and very convenient for beach walks and quick train to Edinburgh - would definitely recommend.
We don't drink alcohol so I have no feedback on that, the breakfast options were decent, we stayed for a week and we got a bit tiered of it, but there is the resultant attached that makes it super convenient to switch things up and we really liked having those options
Another Great Stay at the Kings Manor Hotel Portobello Edinburgh. The Hotel, Food & Staff were All 1st Class and it is the Perfect location for Exploring East Lothian or having a Night out in Edinburgh. Thanks to All the Team at Kings Manor we will be back.
Located in a lovely neighbourhood, walking distance to the beach(10 mins), friendly, helpful staff. Disappointed that we couldn’t get an appointment in the beauty salon but we enjoyed the use of the leisure centre. I would stay there again.

Good sized room, we were surprised how roomy it was, place was clean but there is room for improvement. Breakfast was ok nothing special just avarage.
Paying extra for parking on the top is ridiculous especially the rate they charging.
Overall We would stay again: good facilities like spa and pool, lovely bar and nice staff.
It was old with a moldy bathtub and dingy carpets. Still, there was a lot of space and the access to the pool/sauna/hot tubs, etc, made it overall a good value.

Very very friendly staff. Beautiful room for a great price. The only issue was no conditioner or shampoo in the shower so it’s kind of expected for you to wash your hair with hand soap so bring your own!!! Everything else was great. Breakfast was great. Bus stop was right in front. Didn’t go to the pool or sauna but the restaurant/bar was lovely :) Would recommend

Really quite a basic hotel, but perfectly fine and great value ( we paid £71), Pool is nice, but there were hooligans in unfortunately. Free EV charging a genuine bonus
