The area is very convenient to walk near by the attraction. The problem is the shower was so tiny. Just wondering how the big people can fit to shower. The staff is good but the guy never offer to help us to carry our luggage. Breakfast is fine

This little oasis in the heart of Rome, very near to the Vatican was an excellent experience! They treated us like family and were so very helpful in helping us navigate in Rome. Keep up the good work! Blessings!

The most uncomfortable bed, grossly overpriced
The place is vastly over rated. I choose the room based on the photos, but the pictures of the room do not represent the actual room. The beds were tiny with very uncomfortable hard mattress. Pillows are very bulky, and too big for the tiny beds. I have traveled a lot and these are the most uncomfortable beds I have ever experienced. It is impossible to fall asleep. The room is dark and tiny. It feels like a closet. The bed blankets are very poor quality, worn out, and very thin. The hotel is grossly overpriced for what it is. I changed hotels as quickly as I could. I went to Castel Sant’Angelo Inn, and was very happy. The place is next to the river, centeral location to all the sightseeing and very good vibes. The bedding is comfortable.

This quaint b&b is located literally 3 blocks from the Vatican wall & about 4 blocks to the Vatican museum entrance. The door to the B&B is a bit tight to pass thru. The actual room was nice and clean. You're handed a ring of keys, a remote for the main door & a key card for your room. We didn't endulge in the breakfast even though it was included. The upstairs bathroom was a bit compact. The shower was a bit larger than an old phone booth but the water pressure was great. There's a bidet across from the toilet for you're cleansing pleasure. And the towels are soft large. I will say that this place is close to many eating establishments and shopping. The neighborhood does tend to close rather early though (7:30) & some places open at 7pm to roughly 10:30. Transportation is close by. My wife & I enjoyed our stay & we thank our hosts.

The owner is very warm and hospitable . Accomodation and private transfers are very fast in service. The place has old bedspread. Maybe should modernize the room.

Great Place to Stay for Visit to the Vatican Museums
Wonderful B&B - once you find it! This property is located within a gated complex and then up a flight of stairs that requires a separate key. From the outside, it is not evident where the B&B is located. (We were traveling within Europe so we may have missed a message with directions about getting to the B&B.) While attempting to figure out how to get into the B&B, we learned that there was a note from the manager left for us by the first gated door, but we missed that as we attempted to figure out how to get inside. We were fortunate to find a kind Italian person to make a phone call to get us in touch with the property's manager. (Our phone would not connect to the listed number.) After this initial experience, we had a great experience with the manager. She arrived within a minute or two of the phone call. As to the accommodations, we were impressed with the room for being so close to the tours of the Vatican. Nice bed, marble floors, and very modern bathroom. For the price, you cannot beat this B&B!

Close to the Vatican, Metro, and multiple bus lines to get you anywhere in Rome easily. Shower was TINY. That may be a European thing as much as anything. The young lady that runs the place was extremely helpful. They are bit there 24hours/day....but we experienced no issue with that. We did not partake of breakfast, but it was available. Very simple, but very clean.

Very clean place, morning breakfast is excellent! Giordano and Hiromi are excellent hosts. Hiromi brings breakfast into your room. Near Vatican museum, St. Peter’s Basilica and other sites.

Very small B&B beside Vatican
We just came back and we stayed in this B&B. This B&B has only 4 rooms. One of the room has an external bathroom in the hallway. It was very uncomfortable to get up in the middle of the night and get out of your room just to use bathroom. The shower stall is tiny, I had to squeeze in through the doors sideways to get in and out(I'm about 150lbs). The room is also very small as well as the two single beds. The mattress and pillows are very hard. The beds are so close to each other that you can hold hand with the other person when you both lay in your own beds 😂There is literally no space between beds. The room comes with breakfast. It was the same for all 7 days we stayed there. It includes: dark and white bread, some type of pastry, butter, jam, yougut, orange juice and hot beverage of your choice. The B&B charged you additional city fees. It's 3.5euros/day/person. The room also has an airconditioner in the room, its loud but does the job. They have only one lady on the stuff, she is sweet and keeps bedshits and towels clean. The entrance double doors are also very small, you have to open both to get your suitcase in and out. It's located close to Vatican, metro and bus stop but it's a bit far from the piazza de Spagna, Spanish steps, fountain de Trevi, Pantheon, Colloseum, Forum, Palatine Hill and shopping area.

Great location and pleasant place to stay. Good experience when checking in. Easy to find, had great directions from owners through email. Good breakfast which is taken in rooms. Good size room, only complaint would be the firmness of the bed but that's each to their own. Overall would definitely recommend to stay here and would book again.

Great location
Room was comfortable with plenty of space. The room was very clean as well as the bathroom. Security is very good in that you go through four sets of locked doors to enter your room. Breakgast consisted of croissants, bread, yoghurt, coffee and orange juice. The neighborhood was very quiet so I rested well. You are close to a metro stop and the Vatican museum can be reached the easily by walking. There are many good places to eat nearby as well. I had an enjoyable stay at a a very reasonable price and would definitely stay there again.

Nice B&B close to everything
This B&B was a very pleasant experience to stay in. The couple in charge of the place were very friendly and attentive. Unfortunately, our luggage was left behind on a layover stop back in the U.S. and we did not have our personal belongings for 3 days. The couple in charge were responsive when looking out for our luggage updates. They also put in their part as early as possible to get our luggage. For the breakfast, the breakfast was delicious and coffee was made fresh everyday. I will come back again to stay at B&B Laocoonte when I am back in Italy. Very pleasant experience for a good, budget-friendly price.

Best stay in rome!
The hotel is very well situated, as long as u arrive there is a paper waiting inf the door of the buiding with your name ring de bell and the staff opens the door, its a cozy flat, confortable beds, very clean place and the best is the service, they are extremely kind. Breakfast on your room simple but delicious.

This is a very clean, nice and reasonably priced place located very close to the Vatican Museum. The couple running the place is very nice and helpful. The place was recommended to us by our friends and we would recommend it to anyone looking for a reasonably priced clean place in Rome. They helped us with the airport-to-B&B and B&B->Civitavecchia transfers. The rooms are not huge but big enough. The place appears to be safe. It is located in a building with apartments and people around you.

Everything about our stay was nice. Only reason why I didn't rate 5 stars was the size of the shower. If you are bigger than the average person be prepared to squeeze in and out of the shower. Overall, I would stay here again

Rome Trip
The b&b is located n a block of flats close to Vatican City and with easy access to the metro and buses. It's a quiet area with lots of shops and places to eat and drink. The bathroom is quite small and especially the shower. It's takes a lot of maneuvering to get in and out of. Breakfast is the same every day (toasted bread, croissant, yogurt and tea. It place gave a feel of staying in a private house as it's not maned for most of the day. The owner's wife comes in the morning to serve breakfast which you eat in your room and clean as needed.

Enjoyed this stay, lovely owners, they were very pleasant and helpful (was given a map and shown places to visit). Nice filling continental breakfast provided (lots of different flavours of jam and yoghurt). Room was clean and newly painted/refurbished (not modern looking but cosy cottage feel) LOVE the heated floors. The shower was for 1 person, can't bend/move around but had full size shampoo and shower gel. The bathroom had an adapter and hairdryer which was nice. Plenty of towels were provided. The metro stop Cipro is a 5min walk away and to get to the train station overall from the hotel it takes 20mins. I would more than happily book again.

The stay at the Laocoonte was comfortable. The room was clean and well kept. Moreover the place is well situated near a Metro station (5 minutes walk). Therefore the connectivity is superb. The hosts are very pleasant and friendly. We stayed for 5 nights. for the first 3-4 nights,it was very calm in the night. On the 5th night,unluckily the guests in the next room were very loud. It disturbed us a bit. In addition to this we had an external private bathroom which was little inconvinient. Another thing I would like to mention is that the breakfast timings are from 8am to 10am. If your day-plan require you to leave early in the morning then you might have to skip the breakfast. Though the hosts try their best to accomodate as much as possible. Overall I would rate our stay at the Laocoonte nice and satisfactory.

A very clean European standard Bed & Breakfast establishment. The owners were very accommodating. It was nice to have a European Breakfast (sweet roll, toast, juice and coffee) to start the day. Room came with TV, which of course, was only valuable if you fully understood Italian. I would recommend this place as a good basic place to stay which is close to the Vatican City and Metro stations. Note, this B & B is accessed by walking up some stairs. No elevator. I would not recommend this place for someone who has walking problems or is disabled.

A very pleasant and comfortable B&B near Vatican
We had very low expectations and they were met - a cosy and clean room with en-suite bathroom, good working shower and other facilities, nice basic breakfast and proximity to Vatican. The B&B provided us with all that. We had no issues throughout our stay, the owner met us outside on our arrival to ensure we didn't get lost, took a payment, gave us a map, recommended a couple of restaurants and left a business card with his details in case we'd need anything.
