"Room was great, nice decor. We were greeted with a welcome drink which was appreciated. Lots of coffee and tea in the room. Great location to easily access Royal Mile out the back way. I would recommend staying here."

"The location of this hotel is incredibly convenient as its just a 10 minute stroll down to Portobello beach which is so underrated (and long may it stay that way). The property itself is a magnificent old building with plenty of character. Staff couldnt be more helpful, whether that be reception or the leisure staff, they couldn't do enough. Will be using again for the next trip to Edinburgh"

"The host did not provide responses to my requests for check in information until less than 24 hours before check in. I thought I had been scammed so I contacted Expedia and they told me I had to wait and keep trying to reach the host. My husband finally got him on the phone and he gave us check in information. The property just was not clean. There was no shower curtain on the shower upstairs and so water splashed everywhere. There was a towel for each guest but they stunk like mildew or cat pee. There was no dish towel in the kitchen, No coffee maker although there was a suspicious jar of potentially instant coffee. Didn’t look clean. There was no dishwasher and only one trash bag in the small kitchen bin. We were a family of ten people so this felt wildly inadequate for a 3 night stay especially since the wheelie bin outside was also full. The bathroom downstairs had a shower installed next to the toilet and the floor was linoleum and clearly bubbling up from water seeping underneath it from the shower. There was no squeegee or mop to move the water so you had to slosh through it to use the toilet that shares the same space. There was no hair dryer and no iron/ironing board, Also not even a simple broom and dustpan. We wanted to keep the place clean but nothing was available to do so. Would NOT recommend. Only good points were distance to the city center, plenty of parking, and a quiet neighborhood. Also there is no hot tub although Expedia said there was. Poor management!"

"We called the property to check if it would be ok to arrive at 10pm - after the stated check-in hours. We were told this would be fine. On arriving at 10pm, we were told “we were cutting it fine” and were given the key to the room. Not exactly a warm welcome. The biggest problem is that it is basically a pub and function room with some rooms stuck on top. There is no door separating the function room downstairs for the first floor corridor the rooms are on. There was a party well underway when we arrived. It was almost impossible to watch television, let alone get any sleep. The music went on until midnight but the noise from partygoers continued until the small hours. We had banked on at least getting a night’s sleep for our £130 before an early morning departure and 8 hour drive south. The mattress was poor quality and the divan topped with a plywood repair job - far from comfortable. The tea cups had not been properly washed after the last guests. I wrote to the manager afterwards to suggest they let guests know if they have a party on, so they can decide whether to look elsewhere. Even better, put a couple of doors in so it doesn’t feel you’re attending the party downstairs. No response."
