“first rate hospitality and comfort!”
After reading some of the reviews on the hotel, I hadn't expected much honestly, however, I spent fantastic three days there actually. Well, the public space can have seen better days, but the bathroom was fully refurbished and the room was spacious, completely clean and confy. On top of that, the hotel staffs were friendly and so helpful! Wi-Fi is available in the lobby, too. What more can you expect with the amount of money you are ready to spend?
“Good value and good location in Brighton”
Well situated next to Brighton Seafront very close to the Brighton Centre, five minutes walk from the town centre and about ten minutes to the Lanes. We had a super room; good pictures, comfortable chairs and plenty of space with a wonderful sea view and we thoroughly enjoyed the jacuzzi bath.

“Brighton 1-nighter”
I stayed in Brighton for one night to see a concert in the area. For the money paid, I got a decent room. The building is really old, the furniture looked pretty worn an outdated. However, the bed was comfortable. The bathroom was updated. The room was clean. Not much more to ask for. The room is a place to sleep and keep your stuff. Its only a 10 minute walk to/from the train station. The staff was pretty friendly. Its in a good location, and the beach is right across the street.
“If we go back to Brighton, we are staying here!”
What a little gem in the heart of Brighton. Our room had massive bay windows and a long balcony overlooking Regency Square and the sea. The room was massive and very comfortable. Admittadly like many smaller hotels in Brighton the Beach Hotel is a little rundown and could do with a lick of paint in places but if anything this gave the place a certain charm! The service, presentation and cleanliness was 10 out of 10 so we couldn't ask for more. We will certainly stay here again if when we go back to Brighton!

“Excellent”
My husband and I really enjoyed this hotel and we plan to stay there the next time we go to Brighton! Room was clean with huge windows and a sea view. Full English breakfast was included. Staff were friendly and helpful. Excellent location right off of Pebble Beach. The Regency Restaurant next to the hotel was lovely as well.
“Needs Help!!!”
Staff were very friendly and helpful. Breakfast excellent with good choice continental style & cooked breakfast-tho crusty rolls would be nice. Beds- clean & comfortable,New bathroom The hotel is in need of mass refurbishment. A coat or 2 of paint on the stairs & corridors would create a better impression. Found these areas depressing.Would stay again
“'Very Brighton '”
Whist we were not impressed by the general condition of the hotel - worn carpets and peeling wallpaper- we were most impressed by the location and the friendly service. The breakfast was excellent. Both rooms were clean and comfortable but one of the showers was faulty. Would recommend to others if they are not expecting luxury.

For a last minute find and reasonable rates, this hotel was adequate for a busy weekend stay. Walking distance to most popular areas. Generally very clean. Carpet and furniture in rooms a little worn but all the necessities were there.
