The external facilities could be highly upgraded and maintained better. This includes garden and grass maintenance, cleaning of walls, carparks and common areas. Rooms could have more modern accessories including tea and coffee facilities that reflect the room cost per night. More staff on has there appeared to be minimal staff. Would note the staff that were on, were fantastic. The have a table ordering system (Me&U), wasn't functional. Area outside Riverview rooms was dirty, no seperation from adjacent rooms and overlooking a carpark that radiated heat. Overall for the price per night, some serious TLC nees to be applied to get this hotel to what it could potentially be. Also, ordered a kids parmi and adults parmi, absolutely identical. One was $15 and the other $28, underwhelming.
Positives - good bed and bathroom in room was nice. Staff that were on did a great job.

I know the desired "vibe" is that of a cozy, quaint accommodation, but I would rather have less cozy and more comfort and convenience. There's no mini fridge, and our room had only one chair. There was only a bar along the wall to hang clothes. The bathroom was quite large. I'd rather have less bathroom and more room. An upgrade was suggested at check-in for a room with a balcony, but as I saw from the outside, the balconies were tiny and IMO not worth the extra $. I have stayed in many hotels and motels, and I have never been charged for a continental breakfast. For $20+, the charge seemed way out of line - especially for such a limited selection.
Having said all that, I really liked the sitting/lounge area. The access to a variety of complimentary beverages was much appreciated.
The staff were very pleasant, and the location is very convenient for transportation and eats. It's a short walk to the CBD. As much as it seems I have complained, we did enjoy our stay. Still though, it wouldn't take much to make it an exceptional hotel. Make the rooms more accommodating - add a chair. Add a minifridge. Put in an armoire. Provide a complimentary continental breakfast. Really... those are little things that would make a big difference.

Sound proofing not at a 5 star level compared to some of the competition offerings but definitely would not stop me from staying again.

Nice hotel with friendly staff. Breakfast was good. Parking was secure at $35 per night. Rooms are not very sound proof as you can hear TV from next door - this was not an issue as it was turned off at reasonable time, but possibly could be. Rooms are quite small but comfortable but remember they are converted shipping containers thus are not large.
