The property is two-storey with large lounge/living room, dining room, large kitchen and bathroom downstairs
This home was built 140 years ago for the Carriage master, and is more spacious than your regular Blue Mountains cottage Upstairs are the main bedroom and second bedroom, and work space/desk.

The home is just a few doors away from the Wentworth Falls Conservation Hut. This means you have direct access (with absolutely no driving needed) to some of the best hiking trails in the Blue Mountains. Empress Falls and Canyon are on your doorstep, along with famous lookouts like Queen Victoria, Lyrebird Lookout and others. A hiking trail down to Wentworth Falls also starts just a few footsteps away.
Wentworth Falls Village is just 5 minutes away, and Leura Mall is just 6 minutes away by car.

A unique Blue mountains stay because you don't have to get in your car to go see a lookout or waterfall or nature trail - simply step out of your door and onto the track.
You have your own dedicated undercover parking and private entrance.
Leura Mall and Woolworths grocery store is a 5 minute drive.

The cottage has been recently and fully renovated. It is a private and beautiful oasis of luxury perched on the side of the Blue Mountains National Park/Jamison Valley. Hiking trails are only a few steps away from your front door. It is a unique place of privacy, history and luxury.

GENERAL: General house information and rules found in the house must be followed. It is the Primary Guest’s (the person making the booking) to ensure that these rules are followed by all guests.

NUMBER OF GUESTS: The number of overnight guests must not exceed the number listed on your booking and confirmation message.

NOISE: The use of PA or speaker systems is prohibited and music is not to be played outdoors after 8pm. Loud music (that can be heard outside the house) may not be played indoors after 10pm. Complaints from neighbours may result in eviction and/or forfeiture of your security deposit,.

FIREPLACES: Fires may only be lit in the living room fireplaces.

FIREPIT: Outdoor fires may only be lit in the designated fire pit and only when fires are permitted by local authorities. Fires must not be left unattended under any circumstance.


NEIGHBOURS: The peace and privacy of our neighbours is very important to us. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund. Our neighbors have asked guests to please use the carport. If you park a second car on the laneway the house is on tit will block them. Second car can be parked 100m away

PETS: Pets are NOT allowed at the property. We used to allow them, but it is not fenced. The flock of Rosellas and king parrots have now returned, and we are hoping the wild ducks and ducklings and pair of lyrebirds will move back again also

SMOKING: Carramar Estate is a strictly non-smoking location.

CHECK-IN AND CHECK-OUT: Check-in time is not before 3pm on the arrival date. Check-out time is no later than 10am on your departure date unless prior arrangements have been made.

CLEANING: Before departure, please run the dishwasher. We pay professional cleaners every time. If cleaning is abnormally hard work, extra cleaning charges may be incurred

PROBLEMS: If you have any issues, let us know right away so we can help. We have a local manager who lives nearby and is there to help

CAMERA: A CCTV Camera is located at the front door and footage may be reviewed and charges applied for additional guests. Turning off, covering or tampering with the cameras in any way will result in eviction from the property and forfeiture of your security deposit.
