HOUSE RULES / POLICIES
- Primary guest must be 18+ to check in and register with a valid ID and matching credit card. All reservations must be held with a valid credit card, which will be authorized prior to arrival for the full anticipated amount of your stay plus the security deposit.
- Incidental Hold Deposit: A flat pre-authorization security deposit hold of $250.00 USD will be placed on your credit card. This hold is fully released after departure, and any unused funds will be returned to you according to your credit company’s policy and bank’s processing timelines.
- Check-In Location: All guest check-ins—including late-night arrivals—are processed directly at the main front desk inside the clubhouse lobby.
- Mandatory Hawaii State & County Taxes: Advertised room rates exclude standard mandatory lodging taxes and government charges. Transient accommodations on the Big Island are subject to the Hawaii Transient Accommodations Tax (TAT), the County TAT Surcharge, and the General Excise Tax (GET) for a combined tax rate of approximately 18.5%. Any tax balances or adjustments not fully covered during your initial online booking must be settled directly with the front desk at checkout.
- Strict No Smoking Policy: No smoking. A deep-cleaning penalty fee of up to $500.00 USD will be assessed for smoking inside rooms, on private lanais, or within public resort spaces. This is a strictly non-smoking property.
- Early Checkout Fee: A flat fee of $100.00 USD applies as an Early Departure charge if you choose to shorten your stay and depart before your originally scheduled checkout date.
- Late Check-out Fees: Standard check-out is at 10:00 AM. Late check-out is subject to availability and requires front desk approval. Keeping your room past the standard checkout window incurs a flat fee of $125.00 USD between 10:00 AM and 3:00 PM; departures after 3:00 PM will be charged a full night's stay.
- Parking Fees: Secure, open-air self-parking is available at a rate of $35.00 USD per day. This rate includes unlimited in-and-out privileges. Valet parking is completely unavailable at this property.
- EV Charging Notice: Please note that electric vehicle (EV) charging infrastructure is not built into the resort parking lots; EV charging is currently unavailable on-site.
