Welcome to our 5-star lux, beautifully renovated modern farmhouse-style 1-bedroom suite in lower Bear Mountain, located just off Millstream Rd in a highly central location. You are minutes from shopping plazas, grocery stores, Costco, restaurants, coffee shops, gas stations, Goldstream Provincial Park, and Bear Mountain Golf Resort & Spa.

This suite backs onto a lush forest, offering peaceful views from the porch, bedrooms, and living room. It is designed for comfort, privacy, and a relaxing stay—while still being close to everything.

Distance:
→ 2 minutes to highway
→ 20 minutes to downtown Victoria
→ 30–40 minutes to airport
→ 40–50 minutes to BC Ferries (non–rush hour)

A Thoughtfully Hosted Home

We specialize in providing all of our guests with an allergy free home – that means NO PETS, NO SMOKING, NO VAPING, and NO CANABIS and is strictly enforced. This suite is part of our private, owner-occupied property, not a standard investment rental. We live in the home above and take great pride in maintaining the entire property to a very high standard.
Over the past 7 years, we have invested over $300,000 into renovations, creating a comfortable and well-cared-for environment.

Lower-Level Suite (Private Rear Entrance – Forest Facing)
• 1 bedroom, 1 bathroom (2nd bedroom will be locked off; this suite is usually booked as a 2 bedroom suite)

• Desk, chair, and lamp in bedroom

• Entry includes a few steps (2 walkway, 1 entrance)

Outdoor Space (Shared)

Guests have access to a shared backyard space that includes:
• Forest views
• Gazebo
• Outdoor dining and lounge area

Please note this outdoor area is shared with the homeowner. If you plan to use the space, we ask that you coordinate timing in advance to ensure a comfortable experience for everyone.

Electric Fireplace -- brings in heat but also you can just turn on the LED fireplace lights without it producing any heat. Just turn on the LED f/p lighting to create a romantic environment.

Open Concept Kitchen -- Fully furnished kitchen from wine glasses to pots and pans. Parchment paper, baggies, beautiful dishes, baking ware.

Coffee/Tea Station -- Chai (2 varieties), blueberry green tea, ginger tea, coffee (Godiva caramel/hazelnut flavored coffee/Starbucks/Tim's Dark Roast/Maxwell House, Decaf, etc), Coffeemate, sugar.

Shampoos/Conditioners: Lustea PH balanced, 2 body washes to choose from: Dove or Vanilla Coconut body wash.

A complimentary bottle of red wine will be awaiting you on stays of 5 days or longer. If you would prefer white wine, please make a special request so that is waiting for you upon your arrival.

Use of Space & Conduct

This is not a party suite, and the following rules are strictly enforced:
• Only registered guests are permitted on the property.
• Outdoor use must remain quiet and respectful.
• No loud music, shouting, or disruptive behavior.
• Quiet hours must be observed.
• No external visitors or event-style use without prior approval
Any behavior that disturbs the property or surrounding area may result in immediate termination of the booking without refund.

Important Features & Limitations
• No air conditioning (suite remains naturally cool)
• Laundry available for stays of 6 nights or longer only
• No BBQ provided
• Greenhouse is off-limits

Children:
• Home is not childproofed
• Suitable for children 8 years and older only
• No toys or child-specific equipment provided

• Maximum of 2 guests
• Only registered guests permitted unless pre-approved

Check-In & Property Care

We provide a mandatory in-person walkthrough at check-in (no self-check-in):
• Approx. 15-20 minutes
• Ensures proper use of the home and amenities

• Check-in: 3:00 PM or later
• Check-out: 11:00 AM
• Late check-out (up to 12 PM) may be available depending on schedule

Booking Requirements – Questions for Guest to Answer:

To ensure the right fit for our home, this listing is not on Instant Book. Guests must provide the following when requesting to book:
1. Purpose of your trip.
2. Guest details (ages, group relationship)
3. Number of vehicles (make/model, how many vehicles will be on the property during the day & overnight)
4. Email address (for agreement documentation) – once approved to book, we will email you the Innkeeper Agreement.
5. Confirmation that all guests will behave responsibly and respectfully.
6. Confirmation that there will be no smoking, vaping, cannabis/drugs or pets on the property.
7. Confirmation that you have read and agree to the listing details and house rules.
