Located at the rear of a large private home but completely seperate entrance to the main house.
Stroll to local beach cafes or soak up the sun on Sydney's finest harbour side beach.

Guest Access:
Access is down 15 stairs, then through the pool gates and down a long side path to the back of the main house. (see photo of side path).
Street parking is easy, not metered or restricted and plenty of it, except sometimes harder on hot summer Saturday & Sundays (November to February only).
Guest are only to use the studio & courtyard directly outside studio, other areas of the private residence is off limits.
Things to note
- Host will have limited interaction with guests, only when needed. - We have children so you may hear them from time to time. - It property is strictly for 2 people only, no other guests to come to the residence unless otherwise agreed

The apartment was clean and had everything we needed for three overnights. The location is excellent for walking to beaches, restaurants, or shopping. Olivia was quick to respond to our questions and we felt welcomed and comfortable during the stay.

Located perfectly for enjoying Edwards Bay, Balmoral Beach and the fabulous Balmoral cafes and restaurants. Loved how quiet it was, how clean it was and the comfy bed.
The property was perfect for our requirements. Clean, modern and a very comfortable bed. Listening to the kookaburras arguing in the morning was an added bonus.
The owners were friendly and helpful without being invasive.
We loved the Balmoral area and enjoyed our stay.

Lovely Property in an imIdeal Location but……….
Well maintained property in an ideal location in Balmoral which we are very familiar with. Unfortunately, it wasn’t possible to talk to the host but the only concern was the difficulty of getting heavy cases to and from the property up and down steps and stepping stones.

An incredibly short distance to the beach and incredibly safe and secure location. The host was just amazing. They undersell this in the listing, the quality of the room and property is excellent.

Such a beautiful cottage that had everything we needed for a 2 night stay as we attended a wedding in Mosman. Thank you to the hosts for a wonderful & comfortable stay. Highly recommend to all.
Lovely bright room with everything you need for a relaxing stay. Short walk to Balmoral Beach and Mosman Village. Loved the choice of different pillows and comfy bed. Kitchenette well equiped for meals, heated floors in room and bathroom a bonus. Highly recommended, with a great host.
We were very happy with the accommodation. The room was clean, bright and the location in walking distance to Balmoral Beach. Very private from main house with seperate front porch/courtyard.
As you can see by the stars, the place was spotless, neat and within walking distance to where we wanted to be. If you enjoy your privacy though, then you may want to look elsewhere. The outdoor space sits beside the laundry and its contents and the walkway passes alongside the clothes line (and its contents). The accommodation can be looked into from an upstairs room and children wander past.
The clincher was Robbie Williams coming on for an impromptu 2 song performance at 1:30am at pretty full volume. Not impressed.
Ideal location, central to amenities yet nicely private and quiet.
Cleanest of clean properties, comfortable bed adorned with crisp linen. Terrific mini kitchen facilities, clean well padded ironing board and iron without markings on the sole plate. Delightful well laid out bathroom. Ideal for a couple or solo traveller.
