This magnificent and luxurious property is located 200 meters from the Spanish Steps in the heart of Rome. A few steps from the Trevi Fountain and Villa Borghese (with Colle Pincio) and not far from the Pantheon and Piazza Navona. This 80 sqm apartment, entirely paved with parquet, has been recently renovated. It is located on the 4th floor with a lift. It consists of a large open space of 40 m2. with double bed, equipped kitchen (fridge with freezer, microwave, toaster, electric kettle) and dining table and another double room, both with bathroom. The apartment has various comforts such as FREE WI-FI, air conditioning, 2 televisions, bathrooms with shower, hairdryer. Just 100 meters. there is the Ludovisi, private and guarded paid parking. It is perfectly connected with the Metro stops of Piazza Barberini (only 100 meters) and Piazza di Spagna (200 meters), with Termini Station (main train station) reachable in 10 minutes by Metro and bus . The area surrounding the apartment offers a variety of prestigious shops (Via Condotti, Via Borgognona and Via Frattina) and numerous commercial activities of any kind (Via del Tritone, Via del Corso and Via Nazionale). Also nearby there are several places of cultural interest such as the Palazzo delle Esposizioni, the Borghese Gallery and the Capitoline Museums. A few meters away is the Sistina Theater, one of the most important and representative Italian theaters of variety, musical comedies and concerts. Just near the Palazzo delle Esposizioni there is the Tourist Information Point open from 9.30 to 19. 00. Memories Forever

This was a 5 star experience from the moment I met this incredibly kind and patient host. Francesca not only explained how things work but took the time to explain the subway to help us make the most of our 2 nights. She even checked back in to see how we were doing! This beautifully decorated and well stocked apartment was a pleasure to stay in. The location is walking distance to the Spanish Steps and magical Trevi Fountain. Thank you!

This is a wonderful, spacious apartment, full of character and centrally located to all major historical sights in Rome. It was perfect for our family of four. The small kitchen area enabled us to enjoy coffee and breakfast at home before stepping out for the day. The two bathrooms are a definite plus for a family. The host left some treats for us and a bottle of prosecco, which made for a nice welcome. Overall, we appreciated the host’s attention and prompt, helpful communication. We highly recommend the night tour of Rome with Aldo - you will find information about it in the welcome materials for the property. It was great value and a nice way to experience the city from a different vantage point.

Amazing property at perfect location!

This property was perfect for our short stay. Great location within walking distance of most major sites! Francesca was an amazing host with recommendations for attractions and places to eat. Would definitely recommend!

I travelled to Rome with my 2 university children. This wonderful place to stay was so welcoming afteer a 10mhour flight. Francissca welcomed us when we arrived. Orientated us to the apartment and to the surrounding area. We had a few questions and we easy to get a hold of. Actually was amazing in responding back. She even found us a driver to take us to the airport for 0630 in the am he was at the front door when we came down. now thts service. I would highly recommend this wonderful place to stay. you will not be disappointed.Ciao and thankyou so much

Beautiful and well run flat in the perfect location to explore the sites of Rome. We stayed here at the beginning and the end of our 2 week trip to Italy. When we returned for this stay, it was like coming home!! Highly recommend!!!

Terrific stay!

We had a wonderful stay in this spacious apartment! The lodging was as presented in the pictures and Francesca was a very responsive, warm, and helpful host. As others have stated, the location is perfect- a very easy walk to many major sites (Spanish Steps, Trevi Fountain) and a short walk to the metro for other sites that are a bit further away. Additionally, any basics one could need (market, pharmacy, lots of restaurants) were very close. The apartment sits on a narrow street that is bustling with locals as well as visitors, and has typical city noise. If you are a very light sleeper, take ear plugs, though my travel companion and I never felt the need to use them. We loved the snacks and coffee/tea that Francesca provided. This was not only a very enjoyable lodging but also a great value in a central Rome location.

Wonderful place but noisy at night.

Can’t say enough good things about Francesca. She met us at the property early and we were able to check in ahead of time. She spent an hour with us telling us about the things to see and the restaurants nearby. Our only complaint was the noise at night. Homeless/schizophrenic woman screaming at times every night. Garbage pickup at 4AM. Delivery truck at 1AM. All every night. We eventually had to move but Francesca was extremely accommodating. Great place in a perfect location. Just bring earplugs for the night.

Great stay for a family of four

We are a family of 4 from US and had a perfect spring break in Italy. Rome was the starting part of our trip. Francesca welcomed us warmly in a rainy afternoon and made us feel at home right away. The apartment is beautiful, spacious, full of charm and comfortable. Francesca is a magnificent hostess - warm, gracious and extremely helpful. She spent time to make sure we became familiar with the apartment and its surroundings. We thoroughly enjoyed our meals in the restaurants recommended by her. She thoughtfully left many essentials in the apartment, including water, drinks and snacks, which is very helpful for family with kids! The apartment is centrally located. We were able to walk to many attractions or take a metro which is a block away. We would definitely want to come back to stay and would recommend the apartment to friends who might be visiting Rome. Disappointed/Dirty

I was very disappointed in this flat. There was not an accurate description, and I don’t know when those photos were taken, but things are in need of repair and cleanliness. The shower in the first bedroom was so filthy. It had mold all over the showerhead and mold all over The bottom. It was very difficult to get into the shower because of the height there was a stepstool to get in the shower however it was quite dangerous. The sinks & toilets in both bathrooms were disgustingly dirty, as well as the kitchenette. The cover on the beds were never washed and had stains on them. The headboard on the first bedroom had head oil stains on them…gross! The ad does say that they’re near Il Sistina, which is the theater, but never indicated how much noise there would be until one in the morning. There was a horrible odor coming from the first bedroom’s bathroom continuously and I did mention it to the owner, but nothing was ever done about it. The only good thing I have to say about this property was that the owner was extremely nice and kind and gave us a lot of information about where to go and what to see the first day we arrived. She is very responsive to messages, but the follow through is not there.. she said the cleaning crew was there for 3 to 4 hours which was inaccurate because we got there early and all we saw them do was change the sheets and sweep the floors with a duster. I did not complain about all of the above things because there was no changing reservations.

Great location and host

Francesca was amazing, she allowed us to drop our bags early so we could get exploring. Met us in person and walked us through check-in and the property. Location is central and walking distance to any attraction in center Rome.

Great Location for Sightseeing

Loved the location. The main bedroom contains the kitchenette. The second bedroom and bath can be closed off from the first for additional privacy. The only concern is the second bathroom which contains the washer as well as all of the cleaning supplies- think brooms, mops, buckets etc leaning against the wall.Must use a plastic step stool to get into both showers. There is a hard plastic “mat” on shower floor which slides around making us feel very unsafe as older people. Cool old elevator which requires some TLC but so grateful to have it to get to this 4th floor apartment.

Francesca was wonderful! She allowed us to drop our luggage off early for safe keeping while we explored, ensured we had all we needed and made checking in a breeze. Everything was clean and as pictured. There is an old elevator to take you to the flat that is a bonus for those tired of walking all the stairs. Just one caution, the showers are on a pedestal and not without risk for those with balance issues. Definitely recommend using the step stool that is provided when getting in and out of the shower. Otherwise, perfecto!

Great location near Piazza Barberini

This 4th floor apartment is charming and well located. I'd much rather be in a neighborhood where I can meet the locals and this is it. Our host was most welcoming and informative. Everything you need is there, including shops nearby for morning coffee, pastries, groceries, etc.

Francesca was super helpful with getting us settled in to our apartment. The building was easy to access and the apartment was extremely comfortable. This is definitely where we will stay on our future Italian visits.

Quaint apartment between the Spanish steps and the Trevi fountain.

Our stay in Rome at Franchesca‘s property was lovely. Prior to arrival Franchesca had messaged me a couple of times about my arrival date and time. She met us at the apartment when we arrived and spent at least an hour going over the amenities in the apartment. The apartment was stocked with coffees, teas and some snacks including Easter candies. There were also a few cans of beer and a bottle of champagne. On the table, there was a reference notebook which included a subway map, restaurant suggestions and sites to see. In the front hall there was an extensive literature table with reading materials. The beds were extremely comfortable. Franchesca also had a couple of Italian to US conversion plugs which facilitated charging are many battery operated devices. Bringing a US three-way plug or two would help if you have many devices which require charging.
