Hassle-free check-in\out, private, secure, great water pressure, fast free wi-fi, 5min drive to Haynes shops, Friendly owners are close by if you need something, great parking, good aircon in every room, Even though its on a working estate it is still quiet - no being woken by machinery etc. All modern appliances (including washer/dryer). toilet separate from bathroom. Clean FRESH linen on beds. Looks exactly like the online photos

Overall we were happy with our stay. The property could do with an update especially the technology and the wifi quality was poor. The host was very friendly and helpful. Keep in mind you are staying on a property with horses so there are flies! It was lovely feeding the horses and the kids loved the pony ride.

Lovely place to stay, peaceful with lots of beautiful horses. The room could be cleaner though, there were lipstick marks on the glasses and the carpet was so filthy with animal hair looks like it hasn’t been vacuumed in a long time. The pool hadn’t been cleaned for a long time either and I worried about bacteria levels if other things were neglected. Other than that our stay was very pleasant and the staff are very nice.

Great ambience very quiet, kids loved to walk around the property to see the horses each day. Well kitted with pots and saucepans, large fridge, had washing mashing and dryer, everything we needed. Secure and clean. Lots of room for the kids to run around. Decent sized rooms even had a snall courtyard for when the kids want to play outside.aircon worked well. Will stay again.
for us, coming in from the country, it was a huge surprise to have such a gorgeous facility so close to the city. added bonus was the resident cat at 4am requesting time on our bed!
Great place to escape for the weekend without having to travel a long distance! Lovely self contained units. Just wish the bed was a bit more comfortable, but that's the only complaint.
Stayed with two of our children and our registered service dog. Very convenient location, stunning grounds, lovely ambience in the suite. Kids loved visiting and patting the horses!
The hosts were able to accommodate my late arrival into Perth (which I had notified them of in advance), for which I was extremely grateful. They were fantastic!
The suite had great facilities. Very comfortable bed, neat bathroom, good kitchen facilities. Clean and tidy throughout. Ample space to park the car. Their information folder had heaps of handy hints about the place and surrounds.
It was a lovely property. It was a shame that I didn't have the time to explore, but guests are invited to have a look around.
I underestimated the time that it took to travel between the lodge and Perth CBD, but it was easy to travel between the two. Shopping facilities were only a short drive away. I feel that you would need a vehicle to comfortably get around Perth from this accommodation. Overall, a lovely place to stay and would recommend it to anyone - except if you need to be very close to the CBD.
Well worth the money.

Great Breakfast
This B&B is clean and comfortable and located in a reasonably accessible place. The premises are based around horse agistment premises and stables. The rooms are small but very comfortable and clean but do lack a refrigerator and an ensuite bathroom which must be shared with an adjacent room. This did not worry me particularly but probably should be a bit clearer on the website.
The hosts are very friendly and informative while the cooked breakfast was terrific. Quite good value for money.
Amazing people and a very comfortable stay! Tony makes the best breakfast, would go again! Had a privat queen room with bathrom sharing with an other room, but that was totally fine. Clean and tidy.
Great place to stay for families. Kids loved the horses and with plenty of space to move around it was wonderful. Accomadation provided everything that was needed for our family.
Lovely property and a short drive into Armadale. The room was one of three that shared a bathroom and toilet. This was fine the night we stayed as there were no other guests. However, Tony is planning to add ensuites. He was a genial host with lots of local information. Great breakfast.
The place was beautiful to behold. Set to the SE of Perth near Armadale, the house complex is pleasant to view. Tony is a funny, generous man who runs an impeccable establishment. the room was spacious, with good A/C and comfortable bed. the TV picks up the local digital stations with good making facilities.
Breakfast is excellent with a wide variety of choice plus good banter with the owner. the wi-fi is reliable and ample parking is provided. the surrounding land is given to horse paddocks which are well maintained.
Would recommend to anyone as it help make my first visit to these shores all the more memorable

The breakfast is included in the very reasonable room charge of $115.00 per night and what a wonderful breakfast it was! You could have cereal, Danish , muffins, yoghurt, toast or the owner will cook you a top rate meal of eggs, bacon,mushrooms,chipalatta sausages and tomatoes plus as much toast as you want and a great selection of jams,vegemite etc. Plus lovely orange juice and brewed tea or coffee.
There is a very well kept and crystal clear swimming pool for customers to use in the summer months. The bathroom and toilet were spotlessly clean and very newish looking.
I can't recommend this B & B enough, except to say my husband and I are already looking to staying there next time we need to go to Perth!
