"For a high end place I was really upset with this place. My wife and I had a weekend date planned and this place ruined it. 1. We showed up 2 hours after check in and still had to wait 30 minutes because our room wasn’t ready. 2. We came back after a concert and none of the exterior doors worked including the main doors, no signage or anything, we just walked around until we found a random door propped open with a chair to let us in. 3. "If I could give this hotel zero stars, I would. This was, without question, the most disgusting hotel I have ever stayed in, and I genuinely cannot believe Expedia continues to list this property. After traveling all day on virtually no sleep, I walked into a room that looked like it hadn’t been cleaned in who knows how long. There was blood next to the nightstand, hair on the bed, hair in the shower, dirt across the floors, feces dripping down the side of the bed, and exposed, crumbling drywall...

"The stuff was amazing! Pet friendly !! The room was beautiful and very clean!!! We stayed extra days just for these reasons!! Super affordable and that Montana feel from the office to the rooms!! Joseph was absolutely amazing!!!"

"The concept is really cool and the property is beautiful. GM and most of the staff were great but a few were rude or uninterested in providing good service. Would give much better reviews if it weren’t $750 a night. Everything and everyone should be exceptional for that price. We just had a normal room with a pullout bed for the kids, which they consider a suite. Would consider returning to another Under Canvas but only for sub $500 per night."

"Beautiful porch with river views! Great restaurant for dinner on property. We had a two bedroom which had two twin beds and a bathroom upstairs and king bed downstairs with sofa and tv, dining table, and kitchen with full refrigerator, dishwasher, microwave, toaster oven and Nespresso machine. It’s 8 mint. to Emigrant and 25-30 to Livingston."

"Room was very dirty. Spiders, moths, mouse droppings. Insanely expensive for filth."

"Great access to shopping and fuel. Breakfast didn’t happen but McDonalds is right next door. Parking was good with easy on/off the freeway."

"Not hot water for few minutes, once it got warm you got two mins of warm water. Ac didn’t work, tv didn’t work. Staff didn’t speak English so couldn’t get it worked out. We gave up and left."

"Check in was easy, the drive to, and on property was beautiful everywhere you look! The room has a fridge, and they set you up with a continental breakfast, s’mores, and coffee/creamer etc. the property is just gorgeous. There are grills, which has we known we’d have cooked there! So definitely bring food, cook and hang out. The showers aren’t bad (except #4) seemed to not be draining well, and have less pressure than the other rooms my family used. We’d love to stay again!!"

"320 guest ranch was a true get away from city life. From the drive there to the stay was an awesome experience, the place to zone out from everything and enjoy your vacation. The staff was hospitable and helpful, the room was clean and breakfast was great, with many options. Dinner in house was nice not having to leave to find something to eat and even the saloon for a beer and burger. When I’m heading to Montana I’ll sure be hitting 320 ranch again"
