  • Bright & Spacious Town House apartment (1898 sq.ft.) with water views of the Harbor. The first level of this 2nd floor apartment has a full bedroom with private bath, laundry and large living room with bay windows & parquet floors. The second level of the apartment & top floor of the building has one bedroom, full bath along with an open floor plan including kitchen/dining area, den with spiral stairs to the roof deck overlooking the harbor and downtown activities. The apartment has wonderful light, high ceilings and gorgeous wood floors. Window AC units. Comfortably sleeps 4 with plenty of additional space for cot or air mattress.

Incredible location located right in the heart of Newport located right by the world famous Bannisters and Bowens Wharf. Super walkable to all the main attractions: Cliff walk, mansions, tennis HOF, wharf, and all the top restaurants and bars. Cozy spot that comfortably sleeps a couple or two for a Newport getaway.

Can’t beat location!

The location of this property is simply amazing, you can get anywhere you could possibly want around Newport on foot. We got lucky with street parking and never chanced moving the car again! The house is great. Loads of space, very comfortable, and we got to see an incredible sunset from the roof deck. I would absolutely love to stay here again.

Location location location!

Smack dab centered in the city. Almost 1,900 ft² of accommodation on two floors. Very clean and well kept. Object slightly to the fact that the house rules have added house keeping duties that must occur before checkout. Making customers responsible for making beds, left a question in my mind that for our stay, it was done in a sanitary manner.

Price makes nice?

My wife and I decided to tack a few days onto the backend of a week on Cape Cod. Had never been to Newport and thought it would be a good choice. This being the peak of the summer season and induction week at the Tennis Hall of Fame, last minute options were limited and expensive. 26 Franklin was a fair solution. Pros/cons. Location - could not have been better; everything in walking distance. Side street location was quiet, with minimal traffic. No reserved parking with property. You might get lucky with street parking nearby or you might not. Property features - two floors (2nd and 3rd) above retail; stairs from floor 2 to 3 are very steep with narrow steps, use caution; furnishings/amenities functional, but dated; window unit AC unable to properly cool rooms during warm spell, even at night. Owner/manager communication - responsive, but not proactive; no welcome email and had to request access code on day of arrival. Technology - Wi-Fi setup super easy by scanning a QR code that connects your device to their Wi-Fi. Would be nice to have instructions on TV options - local tv for news? Pet Peeve - owner requires guests to 1) wash and dry all towels, 2) take out trash, 3) run dishwasher and 4) strip beds and remake with clean sheets. And we are charged a cleaning fee. After spending a significant amount on rental this sucks. Summary - OK in a pinch. Would I rent again with normal lead time? Nope.
