    Welcome to this two-bedroom suite at The Balboa Collection — a spacious, family-friendly vacation rental nestled on the beautiful Balboa Peninsula in Newport Beach. Designed with comfort and convenience in mind, this unit features two bedrooms, one bathroom, and sleeping accommodations for up to six guests, making it ideal for families or small groups seeking a relaxed beach getaway.

    Inside, you’ll find a fully equipped kitchen perfect for cooking meals, a dining area for group gatherings, and a cozy living room to unwind after a day at the beach.     PLEASE READ:
    - This is NOT a beachfront unit; although it is located in a beachfront building, this particular unit is street-facing with peek-a-boo views of the bay. We have four beachfront suites. If interested, please feel free to ask.
    - No smoking on the premises; $500 fee for violations
    - Located in a 10-unit building with other tenants and guests. Although we encourage all guests to be mindful of their volume, we unfortunately cannot guarantee a completely quiet stay.
    - This unit does not include reserved on-site parking. Parking options include two paid parking lots with the nearest being only a few steps away and the other being just over a block away, as well as free street parking around the building (although this option can be much more difficult to find)
    - Beach chairs will not be offered on a first come first serve basis. They are located on the shared deck space in the plastic bin.

    The Balboa Collection is a 10-unit beachfront building housing unique vacation rental homes. For larger groups or multi-family vacations, ask about our discount for multiple units. Whether you’re planning a romantic escape or a family vacation, this location offers the perfect setting.

Good stuff:Walking distance to the Wedge and to Bodega for every little desire. From the area you really don’t need balcony cuz ocean isn’t really viable. So quite cost effective for location. Literally50 yards to harbor side too. We had a Duffy. Fair review:Only irritated, a lot actually, with the window blinds, electric via remote only. No working blinds in either bedroom. So without AC there is no airflow in middle bedroom and dark in both with shades closed leaving only blasting overhead lighting.
