Enjoyment of a private park of one hectare planted with palm trees and citrus.
Our apartment is located 28 avenue Riviera in an old palace on the hill located between the Borigo valley and the Careï valley
The Riviera overlooks the large private listed park planted with citrus and palm trees. On photos 1 and 2 you see the 4 windows of the apartment above the orange and mandarin trees. It is on the 1st floor above the mezzanine.
It is itself above the ground floor, located above the garden level. This therefore corresponds to a third floor.
Given the slope, the view extends over the trees to the sea (photo 9).
All rooms and the kitchen have this panoramic view of the park and the sea.
Some details on the composition of the apartment:
entrance, right hallway with cupboard,
bedroom of around 16 m2 (140 cm bed), with shower and toilet.
bedroom, about 15m2, with double sofa bed.
living room of approximately 16 m2 (90 bed),
toilets, bathroom and kitchen.
The 3 rooms and the kitchen are independent so they communicate by the corridor but also by doors on the window side.
Parking takes place in the private lane spaces on the Riviera.
Only the inhabitants of the Riviera circulate in the private road and the park.
When we cannot accommodate the tenants ourselves, we have a correspondent on site.

True French Style, a retro beauty and historic charm
The owner Marie was very helpful in getting us the details for our stay with directions and contact info. The local property manager Christophe was always there if we need any information. This is a historic building built in the 1800's. It was previously a hotel (Riviera Palace) with all the granger in its day. What you have to understand when staying here is this is not a tourist condo, your living with the locals. You also have to understand that this is truly an original authentic French Palace with all the amazing Marble Stairways, 20 foot high ceilings, and wide hallways. If you’re looking for a modern cookie cutter typical condo, it is not here. This is an amazing and magical place. The grounds are a garden. During national day people were touring the building, taking pictures and gathering for the opera singer and flute player on the lawn. The apartment has everything you need: Big Tub, separate shower, nice bedroom, sitting room, dining room with a day bed and a wonderful kitchen. If you love to cook, like we do, then you’re in heaven. The kitchen has its own balcony that just fits two chairs and a table with a roller awning and beautiful views of the sea. There are three Armoires that are filled with dishes, and linens and everything you need. The kitchen has a very good stove, microwave and induction cook top. Big refrigerator and a dishwasher. Pots and pan are plenty with all the utensils you will need. The beds are very comfortable, the sitting room is wonderful with a second balcony that is larger. The doors are the classic all wooden tall French doors, with additional big heavy duty shutters. If you want to wake up early you better set the alarm because this building in on a dead end street and very quiet. To head to town you walk through the garden and then take a separate path between the homes to the main street of Sospel. There is small local market there, and two small maches (Carrefour and Casino). If you take Sospel Road past the interstate (10 minutes) there is a Hype Mache with everything you need. The walk to the train station is 10 minutes, to town is about 15 to the old town 20 minutes. Parking at the palace is first come first serve. You get used to it. Elevator is nice. They have a shopping cart that floats around if you need to take a lot to the apartment. I highly recommend this apartment to those who enjoy a place with character and charm. This is truly a French Classic and I will be returning.

Une vue exceptionnelle depuis un ancien palace
Bel appartement, fonctionnel, bien équipé et avec une magnifique vue mer et jardin. Environnement calme. A savoir que l’appartement est situé dans un ancien palace sur les hauteurs de Menton . Il faut donc s’attendre à grimper en rentrant de la ville . Heureusement l’ascenseur nous soulage sur l’arrivée .

Le charme d'un ancien palace
Cet appartement avec 4 pièces en enfilade dans un ancien Palace, avec vue sur le parc et la mer, très lumineux, est fort agréable. Marie, la propriétaire, est très soucieuse du bien être de ses hôtes. Il est situé à l'écart de l'agitation de la ville, donc au calme. Une bonne adresse pour des vacances sereines. À noter : pour revenir à pied de la ville via une traverse piétonne et le parc du palace, il faut monter, de mémoire, plus de 80 marches. Ce qui est très bon pour la santé 😏 La vieille ville est à 10/15 mn à pied de l'appartement.
