THE SPACE
Not only does this stylish home offer an array of extras there is also plenty to do with your family, golf mates, or girlfriends for a spa and winery weekend. All the region’s attractions within easy reach – Sorrento, Main Ridge/Red Hill, Arthur's Seat all within 10-15mins. Seaesta Rye has a lot to offer where family and friends can unwind and relax. Neighbouring The Cups Estate winery, Peninsula Hot Springs and with 7 of Australia’s Top 50 golf courses within 10mins, this is a superb location for experiencing everything the Mornington Peninsula is famous for.

The main residence unfolds with the seamless integration of two living spaces, complemented by two dining areas and an expansive open-plan kitchen.

There are four bedrooms. The master is situated down one end of the home, and the other three bedrooms are close together on the side of the house.

The home boasts not one but two spacious bathrooms. The main bathroom indulges with a bath and shower, while the ensuite is exquisitely equipped with a shower and toilet. There is an additional standalone toilet.

A great size laundry room is available for guests with a washing machine and dryer.

A generous 5th bedroom/games room is located in the outdoor bungalow area, which is great for entertaining. This remarkable space, an entertainment hub, encompasses a pool table, a television, and even a separate toilet, promising both young and old delightful moments.

Step outdoors to bask in the sun-drenched pool and deck area, a private haven beckoning for leisurely afternoons. For those seeking a different kind of thrill, a game of table tennis awaits in the covered carport space. An ample room is also reserved for your vehicle within the welcoming embrace of the driveway.

You will think you could be in a tropical location when you relax with a solar heated swimming pool (Note - the temperature of pool cannot be guaranteed - it is subject to the amount of sunlight).

The house is in a residential street with surrounding permanent tenants so we only rent to mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying, loud parties are prohibited.

SECURITY CAMERAS: Your safety and privacy are our top priorities. External CCTV is in place, monitored only in the event of concerns or issues. The security cameras are located near the front of the home, driveway, and carport area.

NOISE MONITORING DEVICES
To ensure a comfortable experience for all guests and respect for our neighbours, we have installed noise monitoring devices both inside and outside the home. These devices do not record conversations but simply measure noise levels. We will only contact you if noise exceeds a reasonable level.

Bedroom 4: 1x King Single Bunk Bed, 1x Single Bed (3 guests)
Bedroom 5: (outdoor bungalow) 2x tri bunk beds (double bottom, single top) (6 guests)

What to bring: fitted sheets, flat sheets, pillowcases, beach towels, bath towels, tea towels, hand towels and bathmats.

Guests have the choice of:

BYO Linen / Towels - Guests bring their own fitted sheets, flat sheets and pillowcases for each bed. Guests also bring their own beach, bath and tea towels along with hand towels and bathmats. Refer to the home’s description for the bedding configurations.

Linen Set Hire - Guests can hire full linen set for $30 per bed which includes a fitted sheet, flat sheet and pillowcases. Bunk beds are classed as two beds. All beds are the same price.

Towel Set Hire - Guests can hire a towel set for $10 per person which includes 1 bath towel and 2 tea towels (for only the first ordered towel set).

Bathroom Set Hire - Guests can hire a bathroom set for $10 per bathroom which includes a bathmat and hand towel.

Delivery Fee - If any items are hired, there will be a one-off delivery/set-up fee of $40.

If the stay is longer than 7 days, ask management for any additional pricing. For linen or towel hires, advise Ready Set Stay with 48 hours' notice as last-minute requests may not be possible. Lost or damaged hired linen/towels may incur costs. Ready Set Stay will assume no linen or towel sets are requested for hire unless advised.

We ask all guests to please clean the BBQ after use, or a $50 fee will be charged.

NEIGHBOURHOOD
The neighbourhood is safe and family friendly. Your guest guidebook/house manual (linked in your welcome message) also includes recommendations on things to do in the area, dining options, and local attractions. A QR code for the manual is also available at the property. If you need any guidance, reach out to our team, we are happy to help.

GETTING AROUND
There is parking available for your stay. We can provide parking information if required. Please ask us any questions.

ADDITIONAL RULES
Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests.

Booking reservations can only be confirmed once the verification process has been successfully completed.

Pets are welcome but must be cleaned up during/ after the stay.
