About this property
Notting Hill Floor by Floor
Summary:
With five floors, three living spaces and Notting Hill just outside, there is plenty of room to settle in.
The Space:
Set over five floors close to Westbourne Grove, this five-bedroom Notting Hill townhouse gives groups plenty of room to spread out. Alongside the bedrooms, there are three separate living areas, a dedicated dining room and a lower-ground lounge opening directly onto the private paved garden. With shared spaces arranged across several levels, there is room to spend time together without everyone needing to gather in the same part of the house.
The interiors are light and understated, with sash windows, period details and neutral tones throughout. The reception rooms offer comfortable spaces for relaxing, while the separate dining room and kitchen provide a practical set-up for longer stays or group meals. Sleeping up to eight guests across five bedrooms, the layout works particularly well for families, friends or groups who value having a little more breathing room during their stay.
The house is arranged entirely across stairs, with bedrooms and living spaces spread from the lower ground floor to the top floor. There is no lift, so the property is best suited to guests who are comfortable moving between floors.
Lower Ground Floor
• Living Room: A relaxed second living space with bi-fold doors opening directly onto the private paved garden.
• Bedroom 5: Double bedroom with warmer blush-toned decor and its own en-suite shower room.
• Bathroom 1: En-suite shower room with walk-in shower, basin and WC.
• Laundry Room: Separate laundry space with a washing machine and dryer.
Ground Floor
• Dining Room: Dedicated dining space with sash windows and a large table for meals together.
• Kitchen: Separate contemporary kitchen with gas hobs, dishwasher and preparation space.
• Guest WC: Convenient half-bathroom with basin and WC off the hallway.
First Floor
• Living Rooms: Two adjoining reception rooms give the group separate places to sit and unwind. Sash windows, decorative fireplaces and built-in shelving add some of the house's period character without making the rooms feel overly formal.
Second Floor
• Bedroom 4: King-size bedroom with its own en-suite shower room.
• Bedroom 3: Separate single bedroom.
• Bathroom 2: En-suite shower room serving the king bedroom, with walk-in shower, basin and WC.
Third Floor
• Bedroom 1: Double bedroom with built-in storage.
• Bedroom 2: Small double bedroom set partly beneath the eaves. Some areas have reduced head height.
• Bathroom 3: Family bathroom with a shower over the bath, basin and WC.
Outside Space
• Private Garden: The lower-ground living room opens directly onto a paved garden with outdoor seating, providing a simple spot for morning coffee or some fresh air away from the street.

The Neighborhood:
Sutherland Place sits in a residential part of Notting Hill, just a short distance from Westbourne Grove and within easy reach of some of West London’s best-known streets, markets and green spaces. The area combines the colourful character associated with Notting Hill with quieter residential roads, making it a convenient base for exploring this part of London.
Westbourne Grove is nearby, with a wide choice of cafés, restaurants, independent shops and boutiques stretching through Notting Hill and towards Bayswater. From here, it is also easy to reach Portobello Road and Portobello Road Market, known for its antiques, vintage finds, food stalls and colourful streets.
