Relaxation Paradise
Three Palms was just what we were hoping for. Out of the hubbub of the city, but only a mile from downtown Kailua-Kona. An incredible view over the city and the Pacific. So peaceful and quiet except for the beautiful symphony of the tropical birds in the background. The property has everything we might have needed. We enjoyed the lanai so much that we got a to-go order every dinner but one, so as to watch the beautiful sunset after sunset, beating the ambiance of any restaurant in town. Very clean, and a super comfortable kingsize bed. Well stocked with many extras that you continue to discover. And if something is needed, the Owner will do his best to get it for you.

We had a lovely one week stay in this Paradise. The facilities were super clean, the bed was perfect, loved the shower and THE LANAI - oh my what a treat. Soft breezes , perfect temperature, genial host. Steve was wonderful, fun to talk with, very responsive but otherwise quiet as a mouse.

The view from the place was incredible
The view from the place was incredible - it was hard to leave. The sunsets were memorable. The location is very convenient to everything in the Kailua-Kona area. Steve was a great host with terrific local recommendations. He was very communicative and helpful when needed, but otherwise unobtrusive and went out of his way to attend to our every need. The residence/apartment is in a very quiet neighborhood and was well equipped, the bed was comfortable and linens were very nice, with a spacious bathroom, functional mini kitchen and huge smart TV. We enjoyed the large private covered deck and open lanai with sofa and eating area to take in the beautiful landscaping and sunsets. All of the amenities are well thought out. We also made friends with the neighborhood cats (-: We highly recommend this rental if you are looking for a quiet place to relax.

Private Gem, spotless
We had a wonderful stay, and Steve, the host was very helpful. Well equipped, the beds were comfortable and linens were nice, with a spacious bathroom, functional mini kitchen and huge smart TV. We enjoyed the large private covered deck and open lanai with sofa and eating area to take in the beautiful landscaping and sunsets. Quite quiet and very private feeling. Good value and location.

Peaceful, relaxed stay for couples' Christmas break
My partner and I, who've been to Kona several times and have stayed at a variety of other lodging before, found Three Palms and its surrounding neighborhood to be our favorite accommodation so far. Steve was a great host to us - very communicative and helpful when needed, but otherwise unobtrusive - he just let us relax and unwind during our week-long vacation, which we also very much appreciated. We would definitely consider staying at Three Palms again in the future =)

Wonderful lodging and magnificent hosts
Three Palms is a nicely appointed apartment attached to the main house, but with its own private entrance, lanai, and facilities. The location is excellently situated in a quiet residential neighborhood only 5 minutes from downtown Kailua-Kona. The Herringtons are attentive, gracious hosts who go out of their way to make sure their guests feel at home. Ying was on the spot to take care of our every need. This was our second stay here and we would come back again and again.

Awful experience. I promise you this strange man will write a long response. I will warn you of a few things: He will freely enter your private space when you aren't there. We left a light (single bulb lamp) on and the air conditioner set to keep the room at a comfortable level [68 degrees]. Steve decided this was an absolute violation: he entered and unplugged the ac, turned off the light and disabled the walkway motion lights. You should not feel secure here. Everything about this place is extremely underwhelming except the deck. The main bed is...whatever. The pullout in the living room is absolute garbage. The "Kitchenette" is literally a small closet with a shite fridge, toaster and microwave. When asked if we had anything to actually cook with he provided a grill...then promptly tried to charge us for "greasing up" his deck. We cooked 4 burgers and 4 cobs of corn. It's honestly bonkers. The place is also absolutely infested by tiny blue centipedes. Everyone in our group of four received multiple bites and the official decided "kill count" was 27. Roaches, thankfully, showed up less. But be prepared for insect battle. We ended up finding a way better place, not a home split into rental slums, and had a much better experience. Avoid this place.

Soooooo PEACEFUL! Great location!
Since we were Island hopping with our son and his fiancée, we didn’t need accommodations for an entire week. We chose this location due to activities we wanted to do in Kilauea-Kona. Super convenient to airport too. 4 adults: Mom & Dad (50’s) had bedroom, son & fiancé (20’s) had fold out couch ~ extremely comfortable and private. Birds chirping, island breezes ~ if the breeze isn’t cool enough for you, simply turn on your AC! LOVED the outdoor table. Beautiful view! Safe neighborhood. The kitchenette was more than adequate for our stay. Microwave, keurig, small fridge/freezer. We were on the go, and mainly slept here, and enjoyed the patio for morning coffee & evening cocktails. Mr. Herrington is a wonderful host. He has a binder with detailed restaurant recommendations. He provided beach chairs, cooler, & beach towels too! There is a small washing machine & wifi available too. Without question we loved our stay and plan to return! Mahalo!!!

Paradise in paradise!
Steve is the most accommodating, very mindful of his guests’ needs and his place reflects that. Everything you need right down to beach chairs, beach umbrella, sunscreen, fans and a huge tv. The photos are an excellent representation of this lovely home. Downtown and all the stores are 5 minutes away. Best of all, it is so very quiet and the view breathtaking. We will continue to book here when we return.

Steve and Sterling are excellent hosts. The place was clean and spacious, everything one would need is there, and parking was easy. Communications were excellent. Stephen had plenty of great suggestions for island activities, dining, etc. We’ll definitely stay here next time we visit Kona. Stephen and Sterling also have a great car to rent on Turo.

The accommodations were everything we could have wanted. It was easy to rest and relax there when we needed it. Lots of basic amenities such as a good stock of personal items were provided. And Stephen is the most considerate, attentive host we've ever had in Kona and is engaging and fun to talk to as well. We will definitely return.

A Taste of Local Island Life
This quiet hillside property offers uninterrupted, ever-changing views of the Pacific Ocean and the Kailua-Kona shoreline. The bedroom and living area are flanked by a lovely lanai, surrounded by lush gardens framed with lava rock walls. We spend most of our time at the roomy patio table, shaded by a large, positionable umbrella. We ate our meals, checked our laptops all by the table. Many daylight hours were spent by the artist in the family sketching the views and painting with watercolors. Rustling palm fronds, birdsong, and the lowing of cattle provided the daytime soundtrack, with the chirping of frogs in the evenings. The outdoor kitchen wash station and newly installed mini-washer made cleanup easy. Steve, our host, was gracious and helpful, but never intrusive. This property is perfect for visitors who want to experience the Big Island like a local. If we gets the chat, we will stay here again.

Home away from home. Steve is the best! He showed us around when we got there. He answered texts right away. There were 4 of us, so we had the pull out put to good use. It is snug for 4, but it worked. Great view from the patio. There were beach towels for us to use. The sink was outside, so we could wash a few dishes. Friendly cats around the area. A few cows next door. The only con I can think of is the pillow was a bit firm for me. This place is about 10 min drive to Magic sands beach. Many restaurants 5-10 min drive away. Would definitely stay again! Thanks Steve!

Three Palms - “Home Away From Home!”
Three Palms was absolutely the perfect place for us! The suite was extremely clean and well-stocked with everything the two of us needed. The rooms were bright and airy as the trade winds gently flowed through the suite keeping it at a comfortable temperature even in late May. The outdoor lanai and sitting area overlook a gorgeous view of Kailua Kona Bay and the west side of the Big Island during the day. We enjoyed incredible sunsets into the beautiful ocean during the evenings. Just outside the suite is an inviting, well-groomed landscape area where you can comfortably unwind and relax. Our host, Steve, was amazing and very gracious. He displayed genuine island hospitality from the time we inquired about his property until the time we departed. He was a very refreshing host! He thought of everything to make our visit both comfortable and memorable. Steve was highly attentive and communicative, but also very discerning in respecting our privacy. If you prefer a quiet and relaxing stay in Kailua Kona and want to avoid the lines, crowded spaces, and stressful congestion associated with the resort hotel scene, then the beautiful Three Palms is the right choice for you! It was an awesome stay for us and we hope to return again soon!

A very nice week for two
Perfect for two especially if you want a private ocean view deck. Close to town which was perfect for this trip - everything we did was in Kona. Steve was very friendly and met us upon check in and made sure we had everything we needed. Ultra clean and well kept. We really appreciated that. Coffee in the morning while enjoying our ocean view was a highlight each day. Each morning we did a 5k walk straight from the house - just up the hill is a great walk on I paved road where you’ll see cattle and horses on ranch property along the road. Barbecue on the deck and huge 70” tv in the living room was perfect for a night in. Could have been a better value for the money. Several months ago our family of 4 stayed in a Kona VRBO 3 bedroom 2 bathroom house with pool, wrap around lanai, and ocean view for a lower nightly rate. Steve really cared that our stay was everything we wanted it to be. So glad to have found this place and met him.

cute, spacious getaway in a quiet neighborhood
Three Palms is a bright and airy apartment in a lush, quiet neighborhood. It's actually a guest suite attached to the host's home with its own entrances, large deck and plenty of privacy. We felt like we had the perfect amount of space for our 5-day stay. The furnishings were new and cute and we were supplied with everything we needed for our first trip to the Big Island. Steve (host) is a great communicator -- he welcomed us with a brief tour and was only a text away if we had questions or needed anything. We LOVED spending mornings and sunsets on the spacious deck overlooking the ocean and we look forward to returning one day.

Beautiful Sunsets with excellent internet
One of the reasons I chose this place was we were planning to work from here and needed good internet and also wanted a decent view of the ocean. The place was perfect for our needs with high speed net and good sunset views in the evenings . Steve was very responsive and provided anything we needed during our stay. The property was just as described with a living room that overlooks the backyard and ocean, a small kitchenette and a bedroom. Not ideal for cooking but who plans to cook in Hawaii. This is perfect for a couple or maybe a couple with a kid. We loved waking up to the sound of birds and having a cup of coffee on the deck. We had a peaceful and pleasant stay.

A great place to stay.
This was the perfect place for us to stay. The suite is part of a private home which is in a quiet, residential neighborhood that is close to the airport and a 5-minute drive to Ali`i Drive (the main drag in Kailua-Kona). When we arrived, our host Steve greeted us and gave us a quick overview of the property. He told us he would be a text away if we needed anything. The two rooms (a TV lounge and bedroom) and the bathroom were spotlessly clean and amply supplied. Every morning, we had breakfast on the lanai, which provided us with a breathtaking view of the beautiful flora and ocean. Although Steve lives on the property with his wife and son, our suite was completely private. During our stay we had a question or two and Steve responded quickly. It was nice to have Steve conveniently available and inobtrusive at the same time. Prior to our arrival, Steve had given us a list of his favorite restaurants and a few things he thought would be interesting for us to see. He did not disappoint. This is an ideal location for a couple who wants to explore the island but doesn’t want to have other tourists swarming around the first thing in the morning. It is a few minutes’ drive from Route 11 (Hawaii Belt Road) which connects to just about every place. We highly recommend this place.

A great location for exploring the island! Rooms were nicely furnished, light and airy. Everything was very clean and comfortable. I enjoyed the quiet, peaceful garden setting that opened up to the deck with views of the sunset over the ocean and the city below. The owners, Steve and Ying, are super nice, friendly, and helpful. The location, cleanliness, lanai, and host were a 5 star! The information on line ,however, was not clear and a bit deceiving. We thought it was a house with 2 bedrooms, 1 bath, and a kitchen. What we got was a 1 bedroom suite with small couch with a pullout. The kitchen was a kitchenette, with a microwave and a small refrigerator. The stove top and convection oven are out on the patio. There was only 1 sink, and it is in the bathroom. The host was very accommodating, and made sure we had things to cook on and with. The Lanai was everything that was in the pictures… beautiful! If you don’t mind cooking outside, or plan to eat out often, this is a great place to stay.

I certainly appreciate Ronya's review! Just a few points addressing her issues... First, the kitchenette has ALWAYS been described as exactly that, and it's never been represented as a full kitchen. Second...as for the misperception that it was 'a house with 2 bedrooms, 1 bath, and a kitchen,' here is what the property description reads (and has done so since the opening of the VRBO account): "The three rooms include one king bedroom with a garden view, a connecting bath, and a lounge that can be used as a bedroom, with a queen-size sleeper sofa and ocean views." Also, the 28 pictures are themselves very descriptive, and include one full and two partial photos of the kitchenette (but will soon include more). I don't know how to make the description any clearer, but am planning to create and include a floor plan to preclude such misunderstandings. Also, for those who wish to spend a lot of time in the unit cooking (and this guest was the only one to date who has done so), I have now created an outdoor covered kitchen area to augment the kitchenette, and this area includes a convection oven, a double induction cooktop, and an air fryer, as well as a portable table with dual sinks. Together with the large gas barbeque grill, Three Palms now provides pretty decent options for cooking small to large meals. I will gladly add any additional items (within reason, of course) that will help guests enjoy their stay...you need only ask!

Spectacular New Spot in Kona
Brand new place 5 minutes from Kona and 15 from the airport. All new appliances and linens. Huge private deck overlooking the bay in Kona and the lights of the city at night. The owner is constantly available by text or in person and very knowledgeable about the area.. We were delayed by the airlines multiple times for check in and he made it easy. 5 star place, two rooms, private bath. All amenities as advertised. We will be back!
