Shared Outdoor Pool Access
Guests are welcome to use the outdoor swimming pool during their stay. Please note that the pool is shared with other residents on the property, so we kindly ask all guests to be considerate of others when using it.
Pool usage guidelines:
• Open during daylight hours only (approx. 7:00 AM – 7:00 PM)
• No diving or running
• Children must be supervised at all times
• No glassware or alcohol around the pool area
• Please dry off before entering the house

Important House Rules & Booking Notes
Minimum Age & Guest Policy
• The minimum age to book this property is 22 years.
• All guests must be 22 years or older, unless it is a family stay with young children.
• As a general rule, we only accept family groups.
• We do not accept Schoolies bookings or end-of-school celebration groups under any circumstances.
Parties & Noise
• Absolutely no parties or events of any kind.
• Quiet hours are from 8:00 PM to 8:00 AM.
• Any party behaviour not disclosed prior to arrival may incur an additional $200 cleaning fee and possible cancellation of your stay.
Pets
• Pets are welcome with prior approval.
• A $50 pet fee per animal (max. 1) will apply, charged separately from the reservation.
• Pets are not allowed on beds, and must not cause any damage to furniture or walls.
• You’ll be asked to answer a few questions about your pet prior to check-in.
Security Cameras
• For safety and to prevent unauthorised gatherings, security cameras are installed in the front and backyard.
• These must remain active at all times. Tampering or disabling the cameras will be considered a serious violation and may result in immediate cancellation of the booking.

Things You Need to Know Before You Book
• Only the number of guests listed in your booking is permitted to stay.
• Only bedding for the confirmed number of guests will be provided. Use of unauthorised extra bedding will be charged at $50 per item, per night.
• For last-minute bookings (within 3 days), we may request a selfie holding your driver’s license as an extra security measure.

Insects & Pests – Please Read
Queensland’s tropical climate means insects, lizards, possums and even snakes may be present.
Our home is professionally treated on a regular basis. You may occasionally see dead insects, which is a sign the treatment is working — not an infestation.
If you encounter live pests, please notify us immediately. We will do our best to resolve the issue, but this is not grounds for cancellation or refund.

• We aim to resolve all issues as quickly as possible. However, delays may occur on public holidays or after hours.
• No discounts or refunds will be provided for maintenance-related issues.
• You agree to allow access to the property for necessary repairs or inspections during your stay.
