About this property

Alms House East, Grade II Listed, Garden & Patio

  • Summary:

This unique home in Forthampton makes up part of the historic Alms Houses, designed by renowned Victorian Arts & Crafts architect William Burges. Beautifully modernised throughout, it offers a well-equipped kitchen, dining room, and cosy living room with a wood burner and smart TV. The bathroom features a luxurious roll-top bath, while upstairs are king and twin/superking bedrooms. Outside, enjoy a garden with patio seating and stunning countryside views - a characterful rural retreat.

    The Space:

Steeped in history and character, this delightful two-bedroom home forms one of the Alms Houses designed by the celebrated Victorian Arts and Crafts architect William Burges, built in 1863. Set within the historic Forthampton Estate, still run by the same family for nine generations, the property occupies a truly special rural setting.

Park at the foot of the hill and stroll past the church and churchyard to reach these charming Alms Houses, where far-reaching views stretch across the Malverns, the Severn Valley and the Cotswolds. A perfect backdrop for a morning coffee or evening glass of wine!

The garden features the historic “Whistling Well,” once the cottages’ water source, while the neighbouring church, village stocks and pond add to the unique sense of place.

Inside, the home blends heritage with comfort. A well-equipped kitchen includes all the modern conveniences, leading to a separate dining room and a cosy living room with a wood burner and a smart TV. The ground floor also offers a spacious bathroom with a luxurious roll-top bath, shower and loo.

Two separate staircases lead to the bedrooms: a king room and a twin (which can be arranged as a super-king), both peaceful and characterful. Outside, a garden with patio seating provides a wonderful spot to relax and take in the surrounding countryside.

Ample free parking can be found on the street at the end of the path leading up to the Alms Houses. Please keep in mind that the parking is a few minutes' walk away, up a tarmac path and through the church yard.

We welcome a maximum of 2 dogs with an additional fee of £20/dog.

Both the East and West houses are available to book if you require accommodation for larger groups of up to 8 guests. They are linked in the boot room by an interconnecting door, which can be unlocked if you book both properties. Please get in touch if you are interested.

    Guest Access:

Guests have access to the whole house and garden.

    The Neighborhood:

The Alms Houses are perfectly placed for exploring the beautiful countryside of Gloucestershire, Worcestershire and the northern Cotswolds, with plenty to see and do nearby.

For everyday essentials, Ledbury Road Services on the way to Tewkesbury is the nearest shop, stocking local produce, fresh bread, groceries, coffee, wines and beers. Just a 10-minute drive away, food lovers shouldn’t miss The Butcher’s Arms in Eldersfield, a Michelin-starred village pub serving exceptional seasonal dishes in a relaxed country setting. Booking is essential, but you can always enjoy a drink in the garden.

Historic Tewkesbury is close by and home to the magnificent Tewkesbury Abbey (dating from 1121), one of Britain’s finest Norman buildings. Wander its medieval streets and alleyways, then visit the John Moore Museum, housed in a collection of 14th-century timber-framed buildings, alongside a restored merchant house and the oldest Baptist chapel.

Within 30 minutes, you can explore the ancient Saxon church at Deerhurst, the grand Eastnor Castle and parkland, or dine at the award-winning Severn & Wye Smokery in Westbury-on-Severn. Nearby is Westbury Court Garden, a beautiful National Trust Dutch water garden.

For walking and views, head to the Malvern Hills, or visit Croome Court, a Capability Brown landscaped estate. The elegant town of Cheltenham offers festivals, theatres and museums.

The Cotswolds are also within easy reach. Visit Broadway and Broadway Tower, explore Hidcote Gardens, Stanway House, and the Chipping Campden Barn Museum, or see the famous purple blooms at the Cotswold Lavender Farm (June–August).

    Getting Around:

Due to the remote nature of the area, we would recommend bringing a car for your stay. Ample street parking is available at the end of the path that leads to the Alms Houses.

    Other Things to Note:

The default bed configuration is one king and one twin room. The twin will only be made up as a super king, so please let us know when booking if you require this.

Both the East and West houses are available to book if you require accommodation for larger groups of up to 8 guests. They are linked in the boot room by an interconnecting door, which can be unlocked if you book both properties. Please get in touch if you are interested.

    Interaction with Guests:

We will be available via message, email and phone during your stay. Any questions, please do not hesitate to get in touch!
