Six minutes on foot to Michelangelo's David at the Accademia, eleven to the Duomo, nine to the station. Two double beds on separate levels, so two couples or a family of four each keep their own space.

The whole apartment is yours: both levels, both bathrooms, the kitchen and the laundry. Nothing is shared, with us or with anyone else. CHECK IN Self check in with a keybox at the entrance, any time from 15:00. The day before you arrive we send the code, step by step directions and photos of the street door, so you can find it after dark. If you would rather be met in person, just say so there is no extra charge. EARLY ARRIVALS, LATE DEPARTURES When the calendar allows we keep your luggage in the apartment before check in and after check out. Ask and we'll tell you straight away. DURING YOUR STAY We are a local team, here in Florence. We answer messages at any hour and, if something needs fixing, we come the same day. We never enter the apartment without telling you first.

Only toilet paper may be flushed. Historic building pipes are narrow and clog easily. **WASTE** Sorted bins are under the sink: food waste, paper, plastic and cans, glass, general waste. Public bins are just outside, on the pavement by the entrance. No travel, key or app is needed; bins in the city centre open freely. Bin colours: brown food waste; yellow paper; blue plastic and cans; green glass; grey general waste. If a bin won t open, it s a digital one. Unlock it with the free ** Aprilo! ** app, which offers a tourist profile valid for one week. Enable Bluetooth, hold your phone near the bin s symbol and open it. For short stays, you can leave waste inside; we ll handle it during cleaning. **QUIET HOURS** Residents live in the building. Please keep noise low from 10 pm to 8 am, especially on the mezzanine, which is open to the living area and carries sound. **SMOKING** No smoking indoors, at windows or on the landing.

San Marco is where Florence keeps its university, its botanical garden and Michelangelo's David. It is also one of the few corners of the centre where Florentines still do their shopping. Six minutes on foot is the Accademia. Five minutes further and you are inside the Mercato Centrale, where the city shops in the morning and eats upstairs at lunch. Around the apartment: a baker, a greengrocer, a few cafés with their regulars, and the Fortezza da Basso. Central without being touristy. The streets empty after dinner and you sleep. Everything else is within walking distance. Alternatively, a taxi takes about 20 minutes and drops you at the front door. ## ARRIVING BY TRAIN Get off at **Firenze Santa Maria Novella**. It s about a 10 minute walk. Walking route: https://www.google.com/maps/dir/?api=1travelmode=walking With heavy luggage, take a taxi from outside the station: about 5 minutes. ## PISA AIRPORT (PSA) * PisaMover to Pisa Centrale: 5 minutes, with frequent departures. * Train to Firenze Santa Maria Novella: about 1 hour. * Total: around 1 hour 30 minutes, ** 15 per person**. Buy a combined ticket on the Trenitalia website or app by searching Pisa Aeroporto Firenze Santa Maria Novella . Then follow the train arrival instructions above. ## BOLOGNA AIRPORT (BLQ) Take the Marconi Express to Bologna Centrale: 7 minutes. Then a high speed train to Florence: 35 40 minutes. Total journey: about 1 hour 30 minutes. Convenient for low cost flights to Bologna. ## ARRIVING BY CAR ZTL WARNING The apartment is inside Florence s Limited Traffic Zone (ZTL). Cameras record vehicle registration plates, and fines may arrive months later. **Do not set your GPS to the apartment. If your car falls into one of these categories, contact us before travelling. ## LONG DISTANCE BUS FlixBus and other coaches stop at **Villa Costanza**, outside the city. Take tram T1 to the city centre: about 20 minutes, 2 ticket. ## FOR ALL GUESTS * Message us on Airbnb when you set off or land. Two levels joined by an internal staircase, in a building with a lift. ENTRANCE LEVEL Open plan living area with sofa, TV and a dining table for four. Fully equipped kitchen: hob, oven, fridge, dishwasher, espresso machine and kettle. Pots and crockery to actually cook, not just reheat. A full bathroom with shower. The washing machine is here, yours for the whole stay. UPPER LEVEL A double bedroom with wardrobe and its own bathroom with shower. Next to it, the mezzanine with the second double bed: it is open to the room below and the ceiling is low. A bright, pleasant space, ideal for teenagers or for a couple travelling with friends or family. Less so if you need two bedrooms separated by a door. We say it here because we would rather you knew before booking than when you climb the stairs. We would rather tell you upfront about the things that might not suit you than let you find them on arrival. The building has a lift, but inside the apartment a flight of stairs connects the two levels: it is not suitable for guests with reduced mobility. The second double bed is on the mezzanine, open to the living area and with a low ceiling. No door, no wall. This is a lived in residential building: quiet from 22:00. No parties or events. No smoking inside, not even at the windows. The apartment is inside the ZTL restricted traffic zone. Do not drive in without arranging a permit with us first: the fine arrives months later, at your home address. At check in we register every guest's ID, as Italian law requires.
