Better than advertised, spacious, bright, and well located
This place is a gem. It’s located in a quiet high end neighborhood across the street from a small beach parking lot, so there are no houses blocking the view of the ocean from this second floor apartment. Big rooms, well equipped kitchen, and second floor deck with sweeping water views. Close to shops and Pannikin coffee. This apartment is up a flight and a half of stairs. Also the beach access across the street is currently closed due to storm damage, but there’s another about a mile away, and lots by car. Several reviews mentioned trains, here’s the deal: Encinitas has a train track that runs the length of town about 1000 feet from the water. If you’re near the water, you’re near the train. In this place you can hear the train, but it’s not like it’s shaking the house. Be aware some of the other places we looked at are directly overlooking the tracks, so you might want to ask. Overall great place, we’ll be back.

Everything about the property was as described. Bright and clean, comfortable and peaceful. Watching the ocean, listening to the ocean and watching and joining the life at Neptune and Beacons made it hard to pack up and leave.

Short Getaway
I had a conference to attend in Carlsbad and thought it would be more fun to take the family on a quick vacation than stay solo in the hotel. It was great! I love Encinitas and this particular neighborhood was peaceful and relaxed.

Lovely space
This property is excellent, the rooms are large and clean, furniture is comfortable, kitchen pretty well stocked. Sunsets off the balcony are awesome. In all honesty, however, it should be noted that the stairs are very steep to reach the second floor and there is a train that runs nearby by about every half hour that blows its horn. That starts around 5:20AM til late. It didn't bother me, but it did my husband. Just be prepared. Perfect spot if you like to surf, run, bike, etc.

Great location with an awesome view. We very much enjoyed the beach equipment the property made available to us, particularly the bodyboards. It's hard to find space for equipment like that while travelling so having it available from the rental was very convenient.

2 Adult couples. Day 2, one person started having severe respiratory issues. Sneezing, coughing and runny nose. Day 3 another guest developed similar respiratory issues. Day 4, another guest developing severe respiratory issues enduring sleepless nights. And our 4 th guest developed A scratchy throat and congestion on our 6 th day. We all experienced “COVID” like symptoms. We tested for COVID. All negative results. Cause of all guests getting sick? Very old and shabby carpet in Bedrooms. But the main problem was the floor mounted air conditioners. Master bedroom had NO Windows that could be opened. So, AC was required To get air movement. Units are old and I surmise that The filters in the units have NEVER been changed. Each bedroom had a unit and the living area as well. Poor ventilation required the units to be running in all rooms. Unit was right across the street from the beach. Damp conditions create mold and mold can be a large irritant. My symptoms ceased getting worse when we stopped using AC in master bedroom on day 5. We departed the unit 9 am on Saturday and still Monday Night symptoms are still a problem. I find it impossible to believe that these issues have not shown themselves with other guests. In addition, the picture in the advertising was likely taken 10-15 years ago. The place is shabby. And all guests got sick. I never write reviews but this place inspired me!

Please take this review with a grain of salt. This was a very unusual guest. They wrote to me several times about the potential of seeing a homeless person near the beach. I told them that we are in a high end neighborhood but I can’t guarantee who will be at the beach. They seemed to be very paranoid about strange scenarios, ie covid exposure from the beach? They description of the townhouse is totally inaccurate. The windows all open (all are less than 2 years old) The air conditioners in each room are all newer and have the filters cleaned after each stay. The carpet is only in the bedrooms and is nice. The pictures were taken last year after we updated the furniture. I am not sure what this guest is talking about but it has nothing to do with our home. Please see all the other great reviews

Perfection at the beach!
We loved staying in this cute condo. Amazing views of the beautiful sunset. Condo is clean, comfortable and has everything you need for a great beach trip. My boys loved trying the surf boards provided. The kitchen was stocked with all the basics needed. Quiet area but just across the street from beach access. Only note ( which wasn’t an issue for us) this is a top unit and has all fairly steep stairway to get into unit. If you plan to do laundry you will need quarters for the machines. Not in the unit but right downstairs. Owner was very responsive and great to work with. We will be back for sure! Easy parking but you can walk just about everywhere. We have stayed at many VRBOs and I was very impressed with this one.

Great place to stay
This place was exactly like stated in the website. The property was right across the small one way street from the beach. It had a view of the ocean. The space was large and the kitchen had updated appliances. The only thing I would suggest is to bring your own shampoo, conditioner and bar soap. There were lots of beach toys for our two grandchildren to take to the beach. The downstairs outside shower was perfect for removing sand before entering the condo. We also went to Disneyland which was a little over an hour away but not a bad drive. Overall it was a great stay.

Perfect place for a family getaway
Richard's property was perfect for our 4-night stay in San Diego. The location could not be better: steps from the beach, and walking distance to many restaurants and bars. The apartment itself was as described. Two very spacious bedrooms, each with some sort of ocean view. The living area and the kitchen are great. The bathrooms are great, too; just big enough, and the water pressure in the shower was outstanding. The apartment was super-clean on arrival, and everything was in working order (the fridge is big and works perfectly, we used the dishwasher every night, the heater worked well, etc.) If anything, I would say add a few wine glasses (there were only two available). Communication with the owner was almost instant, and always satisfactory. I would absolutely stay here again.

Encinitas ocean-side gem.
This is a beautiful property with a perfect location across from Beacon’s Beach. You can walk to shops, restaurants and other beaches, or take a very short drive to the main drag of Encinitas. We loved it.

Leucadia Beachfront
Great location in Leucadia, right at the access to Beacons beach. It is also just a short walk downhill (less than five minutes) to HWY 101 with shopping and restaurants of all kinds. The only downside is with the location at Beacons beach, the rental is just across the street from the parking lot so there can be a lot of traffic noise during the day. But it makes for good people watching! Evenings and mornings are quiet.

Awesome location with views to match!
This home is the second property leased for my February vacation. It was a bit of a downsize as my group went from 8 to 1 after the first 10 days. I thought I would be giving up so much moving out of the big house on the cliff and being direct oceanfront-but this location proved to be amazing. The advantage of the second floor balcony gave marvelous sunset views over the Pacific and even a morning rainbow the day of my departure. The home was very comfortable, well equipped and clean, and the proximity to the beach access was superb. I did rent a car for the month, but once the family left, I could have easily done without! Very favorable walkability to just about everything Leucadia and Encinitas has to offer. The only negative, next time I lease, I will take into consideration if the Landlord permits pets. The last few days of my stay, 2 dogs moved into the downstairs apartment. Their barking was disruptive to my daily peacefulness. If only they could have moved in after my departure!!!

Three sleepless nights
I stayed at the property with my husband and 2 year old for Labor Day weekend 2021. What we wanted was a relaxing getaway where we could walk to the beach. Unfortunately, I would not stay at this property again, nor can I recommend it. The property is right across from the “stairs” to Beacon beach, true, however it’s a hike down to the beach and back up the steep bluffs to get back to the property. Though there are some stairs, it’s more of a trail formed along the steep bluffs with signs warning of its possible instability. Hiking back up that trail carrying a two year old, or any beach gear, is challenging. I’m not athletic but not in terrible shape and it was a struggle for me. During our 4 days and 3 nights, I only went down to the beach once, rendering its proximity pointless. We drove to Moonlight Beach instead. I would also add that if you’re looking for a beach to lay out, relax, and spend the day, Beacon beach really isn’t that. It’s more of a surfers beach. The tide comes in rather high, not leaving much room to really set up on dry sand. It was disappointing for what we wanted. Now on the property… It was clear it had been cleaned however superficially. I have a cleaning service that comes to my house and if they cleaned like that I would look for another service. The blinds and some surfaces were still dusty and the grill was not cleaned (we used it once but covered everything in foil so our food didn’t actually touch the surface of the grill). The property is well equipped with dishes, utensils, and appliances. It’s in pretty good shape however there are few things that could make it better, like replacing the toilet seat in the master bath and replacing the mattresses. The mattresses are very uncomfortable and I don’t mean my preference is a firmer mattress. I mean it squeaks and you can feel the springs. It was impossible for me to ever get comfortable. This brings me to the biggest issue… the train. It runs almost every hour. You cannot feel the trains vibrations but you can hear the whistles/horn. And yes, even with all the windows closed and the fan and portable floor a/c unit on, I could hear the train. I didn’t get a decent nights sleep the entire time. There goes my relaxing vacation. I heard it at all late night/early am hours as well, 12:20am, 2:20am, 5:20am, etc. My husband is a deep sleeper, yet he heard it as well. Maybe a surfer who is an extremely deep sleeper would enjoy this property.

I’m sorry the guest felt the townhouse wasn’t a good fit. We are across the street from one of the most popular beaches in North County, Beacons beach. We do have city stairs and a path down to beacons which small kids use everyday without issue.

We have stayed at many VRBO's in the past few years, and there is no doubt in my mind this belongs at the top of the list! It wasn't just clean, it was immaculate. There were more kitchen utensils than we have at home and there were little extras we didn't expect to find - like a fully stocked spice rack. You can't go wrong renting this property.

Vacation Get Away
Great location for a family get away. My wife and I stayed here with our adult children as a way to get out of the house and change of scenery during this pandemic. The house is walking distance to the beach and to great places to eat, drink, coffee, etc. This is a great place to stay for the price. Highly recommend.

Great locations with some setbacks.
This is an interesting place. The location is perfect- right across the street from Beacon’s, a favourite of ours. Perfect for my surf husband who could get out for a surf during breakfast. We walked to Coffee Coffee daily and enjoyed Nectarine Grove for dinner. It’s so quick to drive anywhere and getting on the highway was so fast. The sunset views are amazing, and watching the sun go down every night was breathtaking. The beds were terrible. Every time you move the springs bounce and squeak. This would be such a quick fix- even a mattress topper would help! I wasn’t ok with the carpets in the bedroom. Our toddler, who slept on a cot got bit on the face three times while she slept. Allowing pets is nice (we flew but we do own pets back home) but then there shouldn’t be carpets. I was worried about anything touching the floor. The carpets were knarly. The two baths were great for the kiddos, though. THe only thing was the one bathroom fan is excruciatingly loud. Again- this would be quick fix. The deal breaker for me was having to do laundry in the laundry-mat in the basement. We come to Encinitas every year, and have stayed in homes all over the world. We always have laundry in the actual unit. To have to travel down the stairs and go outside to do laundry was weird….but to have to pay for it over and above the fee for the unit was also strange. The “laundry room” was filthy. The change machine was picky about the bills it broke. I found the whole laundry situation stressful. Property managers were great to work with. Prompt and quick to help. Hopefully these tips can make it even better for future guests.

We have replaced all beds and bedroom furniture during a recent update. All mattress are high end Casper’s. The carpet is very clean and cleaned professionally twice monthly on top of normal vacuuming. We have a large laundry room downstairs in the garage. It has 3 washers and two dryers. All are high end and commercial grade. We do require quarters for use as we had large groups washing single t shirts over and over. We do provide free laundry detergent and a dollar changer. The bathroom fan sounds like any bathroom fan. I am not sure how that is bothersome but you can tell by that type of critique the level of intensity and scrutiny from this guest.

It was fine with a nice view and well equipped. Beds were very comfortable. Though it fronts a beach parking lot, it is still fairly quiet. There is a steep stairway and could use a little more light outdoors at night while going up. Especially from parking lot to stairs. The vent in bathroom is extremely loud. Other than that comfortable apt in good location.

Not for physically challenged individuals
Three of the four individuals staying in the unit are physically challenged and had great difficulty climbing the stairs to the second floor. Beach access is accross the street from the condo, but down a very steep hillside which we could not navigate due to our physical limitations. Condo was very, very nice!

Awesome property!
My wife and I were here for an extended stay. The two primary reasons we rented this property; location overlooking ocean and two masters. We had friends & relatives stay during the course of our stay in the the extra master. Everyone was pleased with the accommodations. Nearly every evening we had a great to awesome sunset to marvel. We visited in January and walked 3-4 miles a day usually along Neptune Ave. I might start out wearing a sweatshirt or a jacket but halfway through I'd be in a t-shirt. Restaurants & bars are in walking distance along highway 101 in either direction. There's both a winery and a brewery in walking distance. We often made happy hour at the brewery, St Archer. The people are friendly in Encinitas and very laid back. Go to the surf shop Surfy Surfy for t-shirts and (of course) surfing gear. You will find it between Coffee Coffee and Berry Berry. Richard couldn't have been more accommodating. I noticed I couldn't get ESPN or CNBC on his Directv account and he had it corrected by the next day. We had an awesome time! I only wished I had booked a longer stay. Thanks Richard!

The accommodations were great, parking was easy, beds were comfy, rokus and tvs in both bedrooms and a smart TV in the living room, stocked kitchen so we didn't have to go out to eat, and the view was amazing. We have three small children, so the beach access at Beacons Beach was not ideal, especially at high tide (no beach) and the walk down/up is very steep. Can't take alot of beach stuff with you. Location was ok though, only 10 mins drive to Moonlight Beach which was alot more kid friendly. Check-in/out very simple. Overall it was a good trip.

Perfect beach house
Property is perfectly located across a quiet street with a trail down to a great uncrowded beach. Beacon Beach has good waves for any kind of surfing(board, body or boogie). The well maintained unit is tastefully and comfortably furnished with a spectacular ocean views. Parking is good for 2 cars . There are good restaurants, brew pubs, wine bars, markets etc. within easy walking distance. We would not hesitate booking it again .
