To note, the home is undergoing a redecoration to address some of the issues raised in the reviews which will be completed before mid-July 2025.

This lovely 168m2 apartment is on the 3rd floor, accessible by stairs only.

The living room has a sitting area, generously lit, perfect for sharing moments with your group.

The kitchen includes appliances, essential cookware, and crockery to fulfil culinary requirements. A washer is available for your laundry needs.

Each of the four bedrooms features a comfortable double bed with complimentary hotel-quality linens to ensure a restful night's sleep. Additionally, they offer ample storage space and a work desk with a chair for any work needs.

Both bathrooms have all the amenities you will need to freshen up, including clean towels and toiletries for your convenience.

The apartment is always professionally cleaned for your comfort.

We are available 24/7 should you need any assistance during your stay. Kindly note that this is a personal home, so please take good care of it as if it were your own.

Edinburgh is Scotland's compact, hilly capital. It has a medieval Old Town and an elegant Georgian New Town with gardens and neoclassical buildings. Looming over the city is Edinburgh Castle, home to Scotland's crown jewels and the Stone of Destiny, used in the coronation of Scottish rulers. Arthur's Seat is an imposing peak in Holyrood Park with sweeping views, and Calton Hill is topped with monuments and memorials.

The property is easily accessible by public transport and car.

The nearest tram station, Picardy Place, is just a 7-minute walk.

Edinburgh Airport is a 30-minute drive from the property.

This property is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat. You can check in any time of the day as long as you respect our standard check-in time (3 PM).

Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe.

There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
