Hot Tub, Secluded, Borders National Forest, New AC
8/10 Good
"The wraparound, gated deck was relaxing to enjoy nature and allow my dog to be loose. There were minor problems but I was advised the cabin is older and they’re aware of cosmetic issues. The toilet base was a little loose but can be tightened. Please note there is no dishwasher despite it being listed as an amenity. I was disappointed as hand washing dishes after every meal created extra work during what was meant to be a relaxing vacation. I was told it would be removed. The rugs are a serious tripping hazard without under-rug padding. I nearly fell, and I was concerned about the safety of my older parents. This was brought to their attention so hopefully for safety measures it will be addressed. One big thing we disliked is every time you flush the toilet or run water it creates a loud noise and clicking like there is a well pump in one of the closets which was annoying. I assume due to location it may be the only available plumbing system, however I believe it should be disclosed. There was also a foul odor from the water and/or washer. We had an uncommunicated, unexpected maintenance man show up to check the hot tub. We paid for a private, uninterrupted experience, and this felt unprofessional and invasive. This shouldn’t be scheduled while guests occupy the property. Cleaning service needs improvement especially since paying a significant cleaning fee. We had to hand wash all dishes before use. Otherwise it’s a lovely cabin offering great views while soaking in the spa."
"Do not book this property. My experience with this Navajo State Park cabin has been an absolute nightmare, and Evolve’s response has been a masterclass in professional negligence.Upon arrival, the water supply was found to be completely unusable, emitting a strong, noxious chemical odor that rendered the home uninhabitable. Despite being someone who grew up with well water and understands its nuances, this is not a "variation in smell"—it is a fundamental failure of safe habitability. Given the recent flooding in Pagosa Springs, the risk of bacterial contamination is high, yet Evolve attempted to "normalize" this health hazard as a mere inconvenience. The Issues:Unsafe Water: The water is unfit for consumption, basic hygiene, or even washing hands.Deceptive Listing: We discovered through further research that the homeowner and Evolve were aware of these water issues prior to our arrival but chose to rent the property anyway without disclosure.Emergency Relocation: Because the property was entirely unsafe to occupy, we were forced to find emergency accommodations last minute. This caused significant stress and additional out-of-pocket expenses that Evolve has so far failed to reimburse.Abysmal Service: Evolve’s support (specifically "Tina") has been dismissive, suggesting my "unfamiliarity" with well water was the problem rather than the blatant safety violation at hand.Evolve and the homeowner are currently in breach of the Colorado Implied Warranty of Habitability. They are prioritizing profit over the health and safety of their guests. I am currently pursuing a refund through legal channels, the Better Business Bureau, and local health departments.Save your money, your time, and your health—stay anywhere else."
"At this price point, you need to be able to use the water for a shower or to brush your teeth. The oder made putting the water on you or in your mouth impossible. Had to use bottles of water. The owners use of air fresheners (pine Forrest) especially upstairs was over done the scent was on steroids. "
"Great house on a nice large piece of land. No neighbors, very private and walk off into the mountains right behind the house!Clean, well kept, attentive hosts. Would rent again without question ."
"celebrating my nieces 11th birthday. Views are breathtaking and Home is gorgeous, spacious, clean and comfortable. Hot tub and air hockey were nice touches and many useful amenities much appreciated. Hosts were very communicative and accommodating."
