The room was a good size, clean and serviced daily, the breakfast was excellent and the owner and staff couldn't have been more friendly and helpful. I would certainly recommend the Sands hotel
The beach was beautiful and the staff was so wonderful. The food at the hotel was excellent. The room was very clean and the bed was very comfy an quiet. Thank you for a wonderful stay., We were only going to stay one night but ended up liking it so much we booked a second night with them.
The Hotel was well situated and the parking was good. The breakfast and Evening Meals were really good and plentiful. The room we had was adequate, but could do with an upgrade. The staff and owner were really friendly and made us feel welcome!
The staff were friendly and nothing was to much trouble, breakfast was massive full Scottish, brill. Rooms were great, not 5 star but were comfy and clean. Atmosphere at the sands was great, locals are very friendly and I would defo book again, hats of to the hard working staff.
Very friendly staff. Food quality and choice was good. The rooms were clean but the walls in the room are very thin and the room and bathroom were snug. OK for a quick stopover.

Friendly, helpful staff. Hotel well utilised by locals. Decor could be refreshed. Cleaning staff do a great job. Food good. Beds in the twin room could be more comfortable, even mattress toppers could help. Would stay again.
What an absolute hidden gem! We stayed as a family of 4 travelling up to Scotland for the Taylor Swift concert and chose to stay outside of Edinburgh and so pleased we did! Wished we had more time to relax and enjoy the gorgeous location of the Sands but we were given a lovely warm welcome and lots of help in navigating our way to the stadium. Had amazing lunch and the breakfast the following morning was beautiful! Highly recommend this hotel.
Have not been to Burntlsand for near 20 years, the staff here made me feel right at home. I had a brilliant time, although the weather was awful, still it's autumn and Scotland so probably to be expected. But thanks to all the staff for making me feel welcome. Food was excellent especially the Scottish breakfast. Thank you all.
Dining staff were helpful and breakfast was good. Parking on site. Room was big, beds comfy but decor poor. Bathroom was dirty and plenty of black mould, shower pathetic.Bathroom needs a refurb. Band playing saturday night so couldnt sleep until after 11pm. Had we known we wouldnt have booked. Breakfast on expedia at 8am but hotel 9am,wasted an hour.Compares poorlly with similar across 2 months of travel.
Very,very run down property in need of investment to bring it up to adequate standards. The location is great though. We left after one day even if we paid for two, as everything looked so unappealing and dirty in the room, with very bad mattresses that we could hardly sleep, put aside the shriek of seagulls waking you at 04:30 as the window is open to provide basic ventilation tomremove the mold smell. Sad because the location is great and we believe the landlords do their best -although we never heard from them.
The hotel is really good value for money and in an fantastic location right next to the beach. For business users breakfast doesn't start til 09:00 though, but they will make you up a packed lunch as an alternative.

Tiny room up quite steep stairs. Bed was small and not so comfy especially for a disabled person with a very bad back. Bathroom tiny which again caused problems with mobility issues. Just Adequate really. Breakfast was okay but you had to ask the waitress (who was lovely) for everything which took time. Very noisy at night following a party till 1am which was annoying.
This was a highlight of our trip. They were very accommodating, helped us find a taxi to EDI on short notice, and went out of their way to make us feel comfortable. The food (dinner and breakfast) was outstanding and affordable. We'll be back to visit in the future.

However the hotel could do with some upgrades on the rooms.
Bathroom is run down and looks like no refurbishment or painting has taken place for a long time.
Could do with a paint job and replace all units.
Walls are very thin. Could hear everything going on next room, even conversations.
Hotel was great and next to the beach. Great location and only a short walk to town. Staff were lovely and very friendly, breakfast was great with lots of choices.

There were hairs and particles of dirt floating in the bath which took ages (when I tried to rinse them) to drain away due to the partially blocked drain. I didn’t feel that the bathroom was clean enough.
